New addition proposed for Cd'A Resort

The Hagadone Corporation, in a meeting with Coeur d’Alene city officials, recently unveiled a preliminary plan for a new development project along Sherman Avenue, between First and Second streets. 

The proposed new addition to The Coeur d’Alene Resort encompasses a multi-faceted structure, including luxury hotel rooms, a restaurant featuring a rooftop lounge, parking and spaces for retail and commercial offices. 

“The project envisions a tiered structure ascending from five to 15 stories strategically designed to seamlessly integrate with existing residential views,” said a news release from the Hagadone Corporation. “This development aims to breathe new life into the current locations of the vacant Bonsai restaurant and the aging Johnston building, which will make way for progress as part of the site preparation.” 

The suggested site coincides with the original location of the Desert Hotel, constructed in 1905. The hotel served as the social hub of Coeur d’Alene for more than six decades. 

“We are thrilled and privileged to restore this block to its former status, echoing its significance in the community for numerous years,” the company said in the release. 

The proposed plan strongly emphasizes community benefits specifically tailored to “leisure travelers seeking a blend of scenic beauty and urban experiences.” 

Offering views of Lake Coeur d’Alene, the project is designed to ensure convenient access to the downtown area with appeal for locals and tourists alike. 

“This new hotel tower will not only provide a unique experience for guests but will also encourage engagement with our local shops, dining establishments and outdoor attractions, enriching the downtown experience for all,” said John Barlow, retired Hagadone Corporation COO. 

The economic implications of such a project are significant. Data from the Northern Idaho Tourism Economic Impact Report of 2021 shows regional travel spending has been robust, with direct travel expenditures reaching $1.145 billion. This spending has contributed to substantial tax revenues at state and local levels, amounting to $88.2 million, with local taxes accounting for $11 million. Statistics further reveal tourism has emerged as a crucial employment driver, supporting 12,230 jobs, constituting 9% of total employment in North Idaho. 

This project marks the start of an extensive exploratory process, with construction potentially commencing in early 2025 and a targeted completion date set for May 2027. The initial phase involves a comprehensive review by the Coeur d’Alene city planning department. 

In terms of scale, the planned building will feature 139 new hotel rooms. The design incorporates a parking solution, including a structure with the required capacity for over 80 vehicles. While physically detached from The Coeur d’Alene Resort, the proposed tower’s proximity and design is intended to seamlessly complement the existing facilities.
