Fed action not panacea for real estate

While it is true that the announcement of the Fed's intent to buy $40 billion of Mortgage Backed Securities was received well by Wall Street and interest rates pierced previous historic lows, consumers may not see much impact beyond this point. With several months of already low rates, lenders have been very busy. It is unlikely then, that they will be compelled to drastically lower these already low rates to entice more borrowers, especially with new fees for banks on the horizon.

Although we had been tracking a 4 percent increase in number of units sold, the actual ending number of sales puts us at 5 percent over the previous year.

Market slows ... some

Well what do you know? Preliminary August statistics from the Coeur d'Alene Multiple Listing Service do show signs that the market is slowing - at least in Coeur d'Alene. August sales for the city were just 4 percent higher than those in 2013. The average price there up just 2 percent. This would suggest that the year over year increases may have peaked in July even if temporarily. After nearly 24 months of increases, there has to be some adjustment, yet prices are still increasing.
