Market movement continues
March statistics are complete and the pace of 2010 single family home sales continues to outperform previous years. As the table clearly shows we have surpassed both 2008 and 2009 year to date in number of sales. This renewed activity is welcome news to many of us although our average prices still languish below those previous years. Overall, our single family home price is still off 5 percent from the same time period in 2009.

Interest rates sure to rise
Although mortgage interest rates declined for the third consecutive week, down to 4.32 percent from 4.39 last week we anticipate a reversal of those declines, sooner rather than later. Wednesday's announcement by the Federal Reserve that it is easing its quantitative easing, reducing its Treasury investments by $10 billion per month is sure to have an impact. It is the Fed's position, even though nationally the housing market slowed, the economy is improving and it would like to see inflation increase to stimulate investments.
2010 sales finish ahead of 2009
Buoyed by sales of homes on acreage and discounted condominiums, we ended last year with an increase in sales activity. Unlike the condo market though, the homes on acreage category showed an increase in average price. Sales of residential properties on acreage increased by 44 percent, from 308 sales in 2009 to 445 in 2010, with the average price there increasing 2 percent to $290,953, up from $284,661.
Market shifts send mixed message
It seems that everywhere we go someone wants to know, "How's the real estate market?" Although the correct answer is, "It depends where you live," that is harder to sell these days. The overall perception seems to be that the market is the same as it was and will be the same as it is, for some time to come.

Our community in the times of COVID-19
Our lives are different today. Different than even a week ago. Gov. Brad Little’s statewide order to stay home changed things for all of us. The order can be found on the city’s website at cityofamericanfalls.com or on the state’s website at coronavirus.idaho.gov. It has changed even for those of us defined within the order as “essential personnel” and “essential businesses.” I do not believe the change is over and residual effects of the change may be around after COVID-19 ceases to exist on its present scale. Let’s be sure that those changes left in place after the pandemic exhibit the best in each of us.
