Neighborhood of the Week: Take to the Sky in Rathdrum

For the past several weeks, Neighborhood of the Week has fielded dozens of complaints about a perceived “Rathdrum bias.”

Rathdrum’s Franklin Bash summed it up best when he wrote, “I haven’t seen a real estate story about Rathdrum in FOREVER. Why do you hate us?!”

We also feel compelled to print this comment from a Rathdrum resident Rizzoli Isles: “You love Post Falls but seem to hate Rathdrum. I bet you won’t print this comment, you cowards!”

Take that, Rizzoli! We may be a lot of things, but we aren’t cowards.

OK, so full disclosure: Those weren’t real comments. But it has been a while since this column space devoted time to the thriving not-so-small-anymore town of Rathdrum. So buckle up, and get ready for… get this… TWO Rathdrum-centric columns in a row! Maybe. Honestly, we like to keep the schedule flexible.

We’ll talk about a flurry of new homes coming in at Brookshire and Corbin Crossing, near Rathdrum’s beautiful and versatile Majestic Park, very soon. For today, let’s celebrate a couple of appealing, established developments nearby: The Skyline Meadows neighborhood located north of Lancaster Road and west of Meyer Road, as well as the neighborhood just south of Skyline called Prairie Sky.

If you live in these neighborhoods, one could say the sky's the limit.

With both just a short diversion east from the main access to Rathdrum (from Post Falls on Highway 41) and the neighborhood of Radiant Lake, Skyline and Prairie Sky is also on a convenient direct route to Hayden via Lancaster. Boasting spectacular mountain (and big sky, taha) views, both are visually appealing, family-friendly developments with ample walking and green space. Local schools are close by, of course, as well as the North Idaho College Parker Technical Center on Lancaster.

As for the actual homes in Skyline, a few active and pending listings tell the story. A 2006-built home (plus new roof in 2020) with three bedrooms, three bathrooms and almost 1,600 square feet is pending at a price listing of $551,000. Close by, another pending listing: A 2007-built home with three bedrooms and almost 1,300 square feet priced at $450,000. For a better sense of the larger homes, look at a 2,400-square-foot home that was priced in the $530,000 range, though the online estimate tools consider the value higher now (it’s been a few months).

Prairie Sky offers three active listings as of press time, all in the $525,000 to $550,000 range. Two of them are three-bedroom, two-bathroom homes with around 1,800 square feet, and the other features four bedrooms, three bathrooms and a little over 1,600 square feet. These are all newer homes, built between 2016 and 2018.

So there you go — a little taste of a popular Rathdrum locale with a handful of active listings for current buyers. We’ll analyze some of the nearby new construction in a column soon. We love Rathdrum, OK?
