NEIGHBORHOOD OF THE WEEK: A Riverstone roundup
Psst… don’t tell downtown, but Riverstone might just be the go-to place in Coeur d’Alene. Call it a tie at the very least.
The bustling community located off Northwest Boulevard and along the Spokane River attracts all types of people with its balanced mix of local businesses, dynamic restaurants, a movie theater, professional offices and diversified living options, from condos and apartments to single family homes and premium waterfront options.
Riverstone’s outdoor amenities and ease of access also gives downtown a run for its money. Riverstone Park includes playground equipment, an amphitheater for concerts and events and much more, plus walkers and bicyclists can trek the Centennial Trail for beautiful riverfront views.
The housing options are as popular as ever, with active listings moving fast and new construction often getting snatched up before a single wall is even erected.
“Like downtown, people love Riverstone because of the walkability factor — you can walk in-between a bookstore and the theater and all these awesome restaurants,” said Michelle Garcia of Windermere Coeur d’Alene Realty.
Garcia said Riverstone attracts all types of buyers, from people who live full time to those who want a second home or vacation rental property.
“The benefit of Riverstone is that everything is relatively new, whereas in downtown so many homes there are older and have regular maintenance,” Garcia said. “Riverstone is more attractive to a low maintenance lifestyle.”
As of this week, just two properties were listed as active in the main stretch of Riverstone. One is a single level, three-bedroom home with almost 1,300 square feet in the Riviera Court subdivision built in 2019 and listed at $849,000. The other is a two-bedroom condo in The Village at Riverstone with about 1,150 square feet listed at $695,000.
A number of pending listings are in the system in La Vista, part of the Atlas Waterfront Project that runs northwest of the original Riverstone area. La Vista is a project of Active West Builders, which has also recently developed new properties in The District at Riverstone, as well as in The Union. La Vista townhome listings are priced starting around $865,000 for two-bedroom, almost 1,900-square-foot properties. Construction is also underway on the Cornerstone project at the corner of Riverstone Drive and Beebe Boulevard. It’s a four-story, 60,000-square-foot building designed by Architects West that will include 12 condos, three penthouses and office space.
Garcia shared the past year’s activity in Riverstone for non-waterfront properties as well. Single family sold units averaged just over $937,000, with a high coming in at $1.4 million and lowest listing at $635,000. Condos averaged just over $660,000 (with a $1.1 million high listing and a $387,000 low listing), and townhomes averaging just over $1 million with a much smaller gap between high and low listings.
