NEIGHBORHOOD OF THE WEEK: Neighborhood cold cases — Fieldstone and central Post Falls
That jerk groundhog predicted another six weeks of winter, which means we might as well play another round of Neighborhood of the Week Cold Cases.

In case you missed the two previous installments back in January — a short explanation:
Winter is often the quietest stretch of real estate activity, but in one of the most sought-after real estate markets in the entire country (that’s us), home sales don’t wait on the whims of a soothsayer rodent. Inventory in North Idaho remains low and fairly priced homes often receive multiple offers with hours of hitting the market.
Usually, Neighborhood of the Week focuses on developments with availability (a hard thing to do these days). But specific areas always seem to have nothing available, probably because the residents there never want to leave.
Those idyllic, especially-low inventory locales are Neighborhood Cold Cases, and now, because I typed it, the theme song will play again.
Case File No. 3: Fieldstone in Post Falls
In many ways Fieldstone can be considered the centerpiece of Post Falls, with growth that has continued north to build on the area’s hub of residential dominance. It’s not always a Cold Case Neighborhood (theme music!), in that the sheer size of the development means more homes will inevitably turn over, though right now, you’re basically out of luck.
The subdivision, located north of Poleline Avenue and east of Idaho Street, has been consistently well-kept and caters to families and those who enjoy outdoor leisure. In addition to clear views of the surrounding mountains, Fieldstone boasts swift access to midtown amenities, nearby schools and easy commute routes to either Coeur d’Alene or Spokane via Interstate 90.
Fieldstone features the expansive, 7-plus acre Syringa Park, which includes large patches of open grass, modern playground equipment, a splash pad, two basketball courts, a volleyball court, covered picnic shelter restrooms and a walking path that surrounds the space. Another benefit is the proximity to the nearby Prairie Falls Golf Course, but you’re far enough away from getting smacked in the head by a golf ball shot by amateur players like myself.
If you look at Zillow.com, you’ll find literally nothing listed in Fieldstone. On Realtor.com, a few properties marked as pending can be seen. A 2004-built rancher with three bedrooms and almost 1,300 square feet located a block or so north of Poleline is pending at a listed price of $435,000. Near that home sits another pending listing — a four-bedroom, 1,900-plus-square-foot home priced at $485,000.
Still near Poleline but east and close to Greensferry are a couple of other pending listings — a four-bedroom, 2,300-plus-square-foot at just under $518,000, and a single-level, three-bedroom home with almost 2,000 square feet listed at $525,000. Both were built in 2006.
A pending listing on the north end of Fieldstone is a 2008-built, three-bedroom, almost 2,400-square-foot (plus four car garage!) listed at just under $590,000.
There are also a couple of pending new construction homes closer to Prairie Avenue in the nearby North Place subdivision.
Is this the end of the Neighborhood Cold Case miniseries? I guess it all depends on if that little pest groundhog made the right call.
