Neighborhood of the Week: North Place in your face!

One could argue that Neighborhood of the Week favors the real estate activity in Post Falls more than other locations.

So does NOW (that’s shorthand for Neighborhood of the Week, for cool people only) have an anti-Coeur d’Alene bent? A rebellion against Rathdrum, perhaps?

No way. In the absence of topic suggestions from local agents, however, it’s easy to gravitate toward the ongoing development of Post Falls, with neighborhoods pushing north and pockets of new construction filling in the dwindling open spaces.

In recent NOW coverage of homes available (and mostly now pending) around the area golf courses, we didn’t single out some notable new construction in Post Falls just northeast of the Prairie Falls Golf Course. North Place, a new development with product by Greenstone Homes, is located just south of Prairie Avenue off Idaho Road at PenRose Avenue and PenRose Park.

North Place has been steadily filling, with only two listings on the active market (one pending). With beautiful mountain views and proximity to schools and the main hub of Post Falls amenities, North Place fits right in with the area’s other high-demand neighborhoods, attracting all types of demographics. It’s also within walking distance of park areas and Prairie Falls golf, plus just a short drive to Interstate 90 for that sweet, sweet commuting life to either Spokane or Coeur d’Alene.

For the best look at pricing, availability and the home plans in North Place, check out the community’s page at GreenstoneHomes.com/community-north-place, as releases can be staggered. It’s also a good place to check on availability of other Greenstone projects, like Montrose in Post Falls, additions to Coeur d’Alene Place and the new Hanley Lofts (check back for a future column on that one).

Back to the North Place — the two visible listings there are a four-bedroom, 3,200-plus-square-foot home listed at $690,000 and another similarly-sized home that’s marked pending at a list price of just under $700,000, but definitely go to that Greenstone page for better pricing and availability information across the development.

Meanwhile, Viking Construction has a webpage dedicated to North Place East, located in the same area obviously, just east of Idaho Road. You can see the Viking logo on some construction projects in the area, but nothing is “active” on the MLS at the moment. If you drive through and like what you see, your best bet is to reach out to Viking and/or check out the floorplans at Vikinghomes.com/north-place-east-post-falls-id/.
