NOTICE OF PUBLIC HEARING Blue Spruce Meadows Subdivision (File No. SUBD-0011-2021) NOTICE IS HEREBY GIVEN that the Planning and Zoning Commission of Post Falls will hold a public hearing on the 10th of August, 2021 at 5:30 p.m., on a request to modify the approved 18 duplex lots and 2 twinhome subdivision as part of the western portion of the Wildflower Subdivision on approximately 4.7053 acres into 38 Twinhome (R-2) lots; lots sizes, on average, are proposed to be about 4,053 square feet for each twinhome lot (1 unit for each lot). Definite provision has been made for a water supply system that is adequate in terms of quantity, and quality for the type of subdivision proposed. B. Proposed streets are consistent with the transportation element of the comprehensive plan. D. All areas of the proposed subdivision which may involve soil or topographical conditions presenting hazards have been identified and that the proposed uses of these areas are compatible with such conditions. E. The area proposed for subdivision is zoned for the proposed use and the use conforms to other requirements found in this code. F.
