The state of real estate in 2022
Through all the challenges of 2021, the North Idaho real estate market maintained its unprecedented momentum. Home values continued to rise, which is great for sellers, though buyers continued to face stiff competition for limited inventory.
At this point, local Realtors have mastered pandemic-era real estate, with technology such as virtual walkthroughs, paperless contracts and good old fashioned mitigation efforts to keep the industry operating as North Idaho faced its most formidable wave of COVID-19 this past fall.
Uncertainty remains in the form of new variants, but the real estate forecast for 2022 remains positive in North Idaho, despite national concerns over inflation, rate changes, etc.
Bottom line: North Idaho is one of the most in-demand regions in the entire country, with the Inland Northwest regularly making various Top 10 lists with national publications and organizations. It’s going to stay that way for a while.
We also have a strong community of real estate professionals in our area, with successful events like Parade of Homes and stellar leadership from organizations like the Coeur d’Alene Association of Realtors. They’ve been especially helpful this year in providing data and trends for Neighborhood of the Week.
The Press also relies on agents and community members to provide scoops on new housing developments, as well as updates on well-established and popular neighborhoods. We want to look at all angles of the market, from apartments and starter homes all the way up to those fancy multi-million dollar properties on the waterfront.
Also worth repeating for agents - Neighborhood of the Week is a good opportunity for free exposure.

We try not to repeat specific areas within a year of previously covering them, but you can always write in and offer reasons for writing about them again.
While we don’t usually feature individual Realtors more than once or twice a year, there are plenty of reasonable exceptions. If you’ve been featured recently, perhaps you know a colleague with an inside track on a new development or noteworthy neighborhood. Help that colleague out and suggest they reach out to Neighborhood of the Week.
While we try to provide a spectrum of prices and the types of homes available in a given neighborhood, we tend to (vaguely) mention details of specific, available properties.
If an agent is cited in a story, we print their preferred contact information at the bottom of each article, including phone number, email address and website. Free advertising!
We try not to run pictures of specific properties, though like everything, a few exceptions apply. We do, however, love running pictures that are not taken by me, because even after 20 years in the business, I’m not much of a photographer.
