Tonight's Post Falls Planning and Zoning Commission meeting has a stacked schedule featuring residential, commercial, and industrial projects that could develop the city upward and outward.

Featuring four public hearings, the commission will discuss an amendment to the Foxtail Planned Unit Development, Crown Enterprises Special Use Permit, the Pleasant View North Annexation, and Jacklin-Riverbend Annexation.

Originally spanning 283 acres, the Foxtail PUD amendment and zone change would cut the development down to 271 acres but increase dwelling by 54%. The property owner, Lakeside Real Estate Holdings II, LLC, is also requesting to remove and rezone 12 acres north of the property to community commercial mixed.

The project reaches northmost to Prairie Avenue, south to Poleline Avenue, west to Zorros Road, and east to Meyer Road.

According to application documents, the amendment increases the dwelling capacity of 864 units by 467 dwellings — a total of 1,331. Narrowly meeting the city's density requirements (five units per acre), the project expects to put 4.91 units on each acre. The project's listed housing options include townhomes with private yards, condominiums, twin homes, and duplexes.

Crown Enterprises' requested a special use permit that would approve the construction of a general commodities freight terminal under the community commercial services zone. The project application includes an office, fleet maintenance shop, and fueling station on 16 acres north of Expo Parkway, east of Beck Road, south of Jacklin Road, and west of the Woodbridge South Subdivision.

The Pleasant View North file seeks the approval of adding about 370 acres east of Pleasant View Road and mostly north of Prairie Avenue into the city. It is one of two annexations expected to be discussed tonight.

The applicant — the city of Post Falls Planning Division — expects the property to serve various purposes. In their comments to the commission, city staff wrote that the annexation would "improve the economic base for Post Falls and assist in creating additional jobs."

The second annexation, requested by Miller Stauffer Architects on behalf of the Jacklin Land Company, LLC, would approve two parcels totaling 12 acres into the city. About 10 acres of the annexed property is requested to be zoned high-density multifamily, and the other 1.6 acres is community commercial services. Both properties are south of the west Pointe Parkway and west Riverbend Avenue intersection.

Tonight's meeting starts at 6. Citizens are permitted to comment on the items but need to sign up in advance and provide information to the city secretary. Public testimony will be limited to four minutes per person.
