NEIGHBORHOOD OF THE WEEK: Wide open spaces close to town — Brickert Country Estates
In most cases, buyers wanting acreage need to look well outside traditional city limits. Brickert Country Estates in Post Falls offers tons of space without sacrificing proximity to civilization.
Located next to the Big Sky development just off Huetter Road near Poleline Avenue, Brickert Country Estates has that expansive, country-living feel. Horses roam properties and residents have more than enough space for shop structures, oversized garages, expansive gardens and sweeping greenspaces.
Michelle Garcia, Realtor with Lake CDA Real Estate — Windermere Coeur d’Alene Realty, represents a sprawling, 4.5-acre property in Brickert Country Estates. The home is a five-bedroom, 4.5-bathroom dream house with more than 4,200 square feet and a property touting a swimming pool, a 36-by-40-foot shop, separate garage and more.
“Some acreage properties are far out of town, and they might also be hard to get to during the wintertime,” Garcia said. “This area is desirable because of its proximity to town, but you’re still out in the country on acreage.”
The heart of Post Falls is just a couple minutes away, and the commute times to Coeur d’Alene or Spokane are comparable to the more densely populated neighborhoods nearby.
“Access to Prairie Trail is close by, so you could jump on your bike and ride the Prairie Trail all the way to the Centennial Trail,” Garcia said.
With acreage also comes unfiltered views of the surrounding mountains.
“The sunsets are amazing out there,” said Jared Ban, a Realtor with Lake CDA Real Estate.
The property listed by Garcia is priced just over $825,000. It’s comparable to other recent activity and current listings in the neighborhood. Though the level of purchasing activity is low compared to higher-volume subdivisions, there has been several sales in the past 18 months, ranging in prices from the high $600,000s to the mid-$800,000s.
Out of four active listings, two are already pending, with prices ranging from around $700,000 to more than a $1 million. That wide range reflects the variety of acreage, home size and unique features of each individual property.
Homes at this price range remain in demand, Garcia said, as residents of other more densely populated (and expensive) areas like California and Seattle are looking for that mix of open space and proximity to essential needs.
