Post Falls City Council to hold virtual hearing on zoning proposal

Post Fall City Council will hold a virtual public hearing via Zoom at 6 p.m. July 7 to discuss the rezoning for a 0.3-acre plot on the northwest corner of Ninth Avenue and Brigger Street.

Robert and Joy Simon are requesting the zone change to develop three- or four-unit residential structures. The proposal changes the plot’s current single-family residential designation to high-density multi-family.

Similar properties exist east and south of the plot with multifamily, duplex, and single-family residences. Currently, the property includes two unfilled, relatively flat lots with trees on the west side and vacated street on the right. Being 1,000 feet from the Super 1 grocery store, commercial properties, and Mullan Avenue, the proposal has considered road frontage improvements.

Post Falls Planning and Zoning Commission denied the High-Density Multi-Family (R3) zoning request on May 26, saying a Medium-Density Multi-Family (R-2) zone would be more appropriate.

City Council is reviewing the request against future land use map criteria, the Comprehensive Plan, street classification, traffic patterns, existing developments, community plans, and geographic or natural features.

Members of the public are encouraged to submit written comments by June 30 to be included in the staff report. To present documents, maps, or presentations at the hearing contact city of Post Falls Planning Division for the presentation guidelines. After June 30, residents must sign up for the Zoom meeting 24 hours in advance for the testimony.
