Residents of all types near Mullan in Post Falls

Seltice Way gets all the attention in Post Falls. Seltice, Seltice, Seltice! I submit to you an equally important roadway in the River City — Mullan Avenue, a commercial and residential hub of central Post Falls. Applause sign!.

As Bill Hader’s “Saturday Night Live” character Stefon would say, “Mullan Avenue has everything.” Urgent care facilities, hospitals, fast food, a Walmart Supercenter, Super 1 (not technically, but it’s close!) And if you lump the next block south into the mix — Polston Avenue — we get to include a mecca of doctor’s offices, dentists, car dealerships and local favorite restaurants.

Just north of Mullan’s commercial hubbub are a healthy mix of single-family home neighborhoods, apartments and condos. In fact, there’s a great collection of duplexes near that Walmart that serves as my first local residence after college. It was affordable, spacious and near everything a 22-year-old needs, and the neighbors I shared a wall with were only marginally terrible!

Heading east on Mullan leads to Highway 41, home to a number of fast-casual and fast food options, as well as direct access to Interstate 90. Heading north on Highway 41 makes for swift connections to Hayden, North Coeur d’Alene and Rathdrum.

Single-family homes in the heart of Post Falls just don’t come up for sale all that often. This column historically has focused on individual neighborhoods, though we haven’t covered many of these particular developments often simply because there usually isn’t much market action.

Even if we cast a wide net, stretching from Spokane Street all the way east to Highway 41 and including several blocks just north of Mullan, availability is thin. On Ninth Avenue near Idaho Road is an active listing for a three-bedroom, almost 2,000-square-foot home built in 2002 priced just below $270,000. There’s also a recently-refurbished bungalow-style home originally built in 1946 available at $215,000.

That’s basically it at the moment, minus some commercially zoned land/lot opportunities. You’ve got to head north near Poleline to find any more active listings, including new construction from Architerra Homes at the Foxtail development around Greensferry and Poleline. There’s also Wheelbarrow Estates and Blue Grass Corner near Cecil Road and Poleline that includes a couple of different local builders. To get a better sense of pricing, we looked at recently sold properties closest to Mullan (within a block), zeroing in between Greensferry Road and Cecil Road. A four-bedroom with just over 1,800 square feet sold last year for just under $250,000. A three-bedroom with just over 1,200 square feet also sold last year for just over $240,000.

Zeroing in between Idaho Road and Syringa Street, a three-bedroom with almost 1,500 square feet had a final listing price last fall for just under $260,000. A four-bedroom with 1,500-plus square feet sold last summer and had a final listing price also around $260,000. All the above-mentioned homes were built in the late 1990s/early 2000s.

You have to look at listings that are more than two years old for additional comparables. These homes don’t come up that often. Why move out of there if you’re so close to everything?
