NEIGHBORHOOD OF THE WEEK: New construction continues to pop up in Post Falls

Spend some time on any North Idaho community social media page and you’re bound to find the following comment: “The parking lot is full of out-of-state license plates!”

Yes, with or without a worldwide pandemic, people from outside the state continue to visit North Idaho for fun and #freedom. They aren’t just visitors. Out-of-staters continue to fuel our active real estate market.

New construction continues strong in an effort to meet market demand, a fact especially noticeable in Post Falls, where new homes continue to pop up in seemingly every nook of available demand. We’ll hone in on a few of these specific new developments soon, but it’s worth a broad look at where construction continues to expand in Post Falls.

The development perhaps most noticed by our Washington state visitors is just over the state line — the Woodbridge South development keeps expanding, fueled with development by Painted Rock Homes by Architerra Homes. Most offerings range from 1,500 to 2,300 square feet with a base price starting at $331,000. It’s close to Cabela’s and stateline Walmart, where you can definitely find some Washington license plates already. More info: MyArchiterra.com/Woodbridge-south.

One of the most popular Post Falls developments — Montrose, located just north of Seltice Way between McGuire and Chase Road, continues to find new space for expansion. With schools nearby, spacious park areas and easy access to the freeway and all the vital Post Falls amenities, Montrose properties go fast.

Head north on Chase just past Prairie Avenue to another well-established success story in Post Falls — Crown Pointe. Not much by way of visible new home construction there, but there’s significant construction activity near the Crown Pointe Apartments just north of Prairie. We’ll keep an eye on it.

Ooh, now’s a good time to mention the apartment options here, as not everyone wants to deal with property maintenance and, well, land. Want more new construction action? There’s a new pocket of homes under construction at Pheasants Landings off Chase at Ashworth Lane, just south of Prairie Avenue. One three-bedroom, almost 2,000-square-foot new construction home is in the listings priced at $367,000, and there are actually a couple of existing homes listed for sale in that area as well, ranging from about $310,000 to $340,000.
