Riverview dreams in Post Falls

Development is underway for a new gated community near the Spokane River.

I write for a living, so it’s unlikely I’ll be purchasing waterfront property anytime soon.

BUT. If I could buy waterfront property, I have a preference ranking that goes: 1. Ocean. 2. River. 3. Lake. 4. Pond. 5. Sewage Treatment Plant.

Lake over river could be considered a controversial choice. For me, I like the view of moving water. I’m drawn to the flow of life, or insert some other corny turn-of-phrase here. I’m always looking at property and homes available along the Spokane River, particularly around Post Falls. If anybody has extra cash they don’t want, see the contact information below.

Hefty price tags and limited availability make riverside living in Post Falls a challenge. However, there are a few options, including a brand-new development off Riverview Drive.

Entering its beginning stages, the gated-community Riverview Heights will include 25 lots, with some touting river views. About 15 of the properties will be lot and home packages from Aspen Homes, and the remaining will be bring-your-own-builder/plan properties, according to Scott Carr with Coldwell Banker Schneidmiller Realty.

About 17 acres of walking trails and conservation will also be included in the project. Lot prices start around $195,000, and Carr said the property plus home pricing will range from $650,000 to about a million.

Development is underway, with road paving happening soon. A few lots have already been reserved, and Carr said home construction will begin in a few months. Neighborhood of the Week will check back in with Riverview Heights next year as the project progresses. Other options are currently available nearby as well, including a beautiful four-bedroom, almost 3,000-square-foot home with filtered river views and nearby boat slip. It’s priced at just under $615,000. An almost half-acre lot with secondary waterfront is also currently listed for just under $300,000 and includes a stake in the Crystal Bay common area and access to nearby community dock.

Just a little west is a one-bedroom riverfront cabin that includes a covered deck and a 10-by-40 dock on the property. It’s priced at $518,000. A little more west from there, a 3/4-acre waterfront lot with an existing dock and boat lift is priced at just below $480,000.

Inch west some more on the south bank of the river and you’ll find a big one — a four-bedroom, 3,600-square-foot waterfront home overlooking Crystal Cove Bay and the river with recent upgrades and a 30-foot dock and a 1,200-square-foot deck boasting a 260-degree view. All those numbers are making my head spin, but it sounds nice. The home and property will set you back $1,175,000.

All of the above options are obviously out of my price range. But many of you out there made much better life and career decisions. Maybe invite me over for a barbecue after you settle in to your riverview dream home.
