Upscale living in Hayden at StoneCreek

Neighborhoods in Hayden come in many sizes and varieties. Some come with backyards full of mature trees, while others open up with acreage and spacious lots. Newly-constructed homes appear in pop-up subdivisions that sometimes sit next to popular, established neighborhoods close to key amenities.

StoneCreek, which connects directly to the Rocking R development in Hayden, is an upscale neighborhood that combines many of the advantages of living in the community. It’s a spacious, well-kept and quiet development that’s still less than five minutes from amenities along Highway 95.

Realtor Michelle Garcia of Windermere Coeur d’Alene represents a home for sale in StoneCreek. She touted the neighborhood as a high-quality option that takes advantage of the area’s natural landscapes.

“Many times when they develop an area they often level the trees, but they’ve kept a lot of the mature trees in StoneCreek,” Garcia said. “The open greenspace makes for an enjoyable afternoon walk.”

The home she represents, like many in StoneCreek, offers highly-desirable features for everyone, but especially for retirees and older buyers. The four-bedroom home comes with more than 2,300 square feet all on a single level. Three-car garages are also common in StoneCreek, including Garcia’s listing.

The CC&Rs in StoneCreek keep things looking immaculate, with Homeowners Association fees priced at $360/year.

In addition to being a quiet option close to the restaurants and storefronts in town, StoneCreek is also just minutes from Hayden-area recreation in the form of lakeside fun at Honeysuckle Beach, as well as Hayden Lake Country Club and Avondale Golf Courses.

Combined with Rocking R, StoneCreek is part of one of Hayden’s larger developments, meaning more options for buyers to move into the neighborhood. Garcia’s listing was built in 2015, and much of what’s available could be labeled as relatively fresh (built in the early 2000s) to brand-spanking new.

There are nine active listings in StoneCreek as of this writing, according to Garcia. Of those, the average home size is about 2,800 square feet, and the average price was around $687,000, though the low-level listing was priced at $580,000. More options are also available on the Rocking R side of the area.

Garcia also provided data on completed sales in StoneCreek in the past year. The 12 homes sold in that period averaged about 2,600 square feet in size and an average price tag a little below the $600,000 level. As with many higher-priced neighborhoods, homes take a little longer to sell, but Garcia said StoneCreek has been attracting all types of buyers.

“It’s really not just retirees,” she said. “There are young couples and people with school-age kids in the neighborhood.”
