Let's make a late-summer deal

September. It’s already September.

You might be feeling glum about the prospect of autumn and colder weather. Buying stuff can make some of those sad feelings go away. A pumpkin spice latte might do the trick, or, hey, how about a cheap new house?

We took a spin on those prominent real estate apps to find the cheapest properties on the market. The target price: less than $100,000.

Turns out, that doesn’t leave you with a lot of options, so we cheated a bit to include a few prime lot locations priced at a little more than that $100K mark.

Coeur d’Alene

Looking to live in the heart of North Idaho? A few manufactured homes in the Oakcrest Park area, located near Ramsey Road and Dalton Avenue fit the bill for inexpensive accommodations.

There’s a two-bedroom, two-bathroom property with little under 1,000 square feet available for $75,000. A similar manufactured home with just over 1,100 square feet comes in at $98,000. For splurgers, a 2,100-plus square-foot property with three bedrooms is priced at just $119,000.

You can also buy some prime lots just above Coeur d’Alene Lake Drive along Sky Harbor Drive, including some pieces of land that boast lake views. Lot prices here range between $72,000 and $106,000. Just worry about the building costs later.

Hayden

We’re fibbing a bit on our 100K rule by mentioning two manufactured homes in a 55-plus community off Wyoming Avenue, west of Highway 95. The three-bedroom properties have around 1,400 square feet each and cost $125,000.

OK, fine, we won’t cheat anymore. Hayden’s Cozy Acres has a 900 square-foot two-bedroom manufactured home for $58,000.

And speaking of a deal — consider a lot listing near Hayden Lake touting 5 acres — just $78,000 after a recent price drop.

Post Falls

Near 16th Avenue, there’s a two-bed, two-bath 1,000-plus-square-foot manufactured home with recent flooring upgrades going for just under $80,000. Ooh, one more cheat, but you can get a 1-acre lot in the highly desirable neighborhood, The Meadows, located west of Chase Road, for just under $110,000.

Rathdrum

Best deal alert! A centrally-located, two-bedroom, one-bathroom manufactured home with just under 900 square feet and new flooring is priced at just $43,000. Come on, California transplants! You have that cash in your pocket!

Forget our rule about being under $100,000, as these next three are too good to ignore. A Radiant Lake lot on the water costs $115,000. Then there are a couple of condos, a two-bedroom and a one-bedroom with similar space, listed out near the Twin Lakes Village Golf Club for around $117,000.

Tempting stuff. At least for people that didn’t have to pay for a new furnace and air conditioner last month. Get out of here, summer 2019. You haven’t been all that special.
