Tidbits at Prairie - the Hayden-Cd'A line

One of the most popular areas to live in North Idaho keeps on giving.

A number of new construction projects are underway around Prairie Avenue west of Ramsey Road. Prairie separates Coeur d’Alene and Hayden here, but both sides have been appealing for buyers for quite some time. The neighborhoods are peaceful and well-kept, while still remaining close to Highway 95 amenities.

We’ll tease a few of the new construction projects in a moment. New is nice, of course, but the established homes in the area provide a nice balance between quality, affordability and access to the nearby schools.

Strawberry Fields (nestled between Atlas and Ramsey) on the Hayden side is a particularly appealing development for families thanks to its proximity to schools (Atlas Elementary) and park areas (Stoddard Park within the development, as well as Broadmore Park just north of it).

Much of what’s available there currently caters to large families. A five-bedroom, 2,400-plus-square-foot home is listed for $395,000 right now, as well as a nearby four-bedroom with just a little less space listed around $350,000.

Need way more space? Two active listings located near each other in the heart of the development offer 3,800 square feet each with 4-5 bedrooms and several bathrooms. Prices range $450,000-$465,000.

Some smaller homes located closer to Prairie within the development make Strawberry Fields a well-rounded neighborhood. Active listings include two homes with three bedrooms and between about 1,500 and 1,700 square feet each. Prices are $339,000 and $350,000, respectively.

The Coeur d’Alene-side of Prairie in this area features some similarly priced existing properties. You’ll also find plenty of new construction, including a couple of developments Neighborhood of the Week has covered as they’ve grown in the past couple of years. This includes the new Garden Grove, which connects to the Sunshine Meadows neighborhood, which also boasts its own terrific park area.

Sunshine Meadows also connects to the ever-expanding Coeur d’Alene Place. New construction continues near the Coeur d’Alene Soccer Complex, located just north of Skyway Elementary. There are some unique home design elements happening in this particular pocket — more information on what’s happening there will be coming to this column space very soon.

Also in the pipeline, a formerly undeveloped pocket of land just north of Canfield Avenue and east of Skyway Elementary has seen the addition of new streets, home lots and pending construction. It already connects to the active construction segment of north Coeur d’Alene Place along North Courcelles Parkway. Stay tuned…
