The Best price cut deal-a-palooza

Neighborhoods near Best Avenue have swift access to Interest 90 via Fourth Street.

Best Avenue is the best avenue because the Best Avenue deals don’t stop.

Located just north of Interstate 90 in Coeur d’Alene, Best Avenue is flanked by businesses and pockets of long-established neighborhoods with some of the best (ta-ha) home prices in town. Sure, you’re not getting a brand-spanking-new house in the area, but with age comes real value.

Best Avenue morphs into Appleway Avenue at Fourth Street, where you also grab a donut and some readerboard life advice at Davis Donuts. Nestled just south of Best Avenue is Borah Elementary, aka the greatest elementary school in the history of Coeur d’Alene. It’s the greatest because I went there way back in the early ’90s.

We’ve covered the area in Neighborhood of the Week before, but what brings us back to Best this week is a collection of recent price cuts. Fall is an excellent time to be on the hunt for good real estate deals, as prices often come down on homes that didn’t sell over the summer.

Before you shout at me with the “There must be something wrong with a house that can’t sell” argument, remember that many things factor into how and when a particular home sells. Keep an open mind, as sometimes a perfectly nice property sits a little longer than expected.

With that in mind, consider the following cluster of affordable options just south of Best between Fourth and 13th streets. A five-bedroom home with more than 2,500 square feet built in 1970, just dropped $10,000 late last month to $299,000. A similar property nearby also just re-entered the market at a similar price — the 1966-built home has four bedrooms, 2,500-plus square feet and two (!) fireplaces.

Another nearby four-bedroom rancher with 2,100-plus square feet and a 12-by-16 shop just dropped a few thousand to $283,000. A five-bedroom, 2,000-plus-square-foot-home on a large corner lot also just dropped a few thousand to $310,000. And while it didn’t have a recent price cut, there’s also a sprawling, nicely maintained 3,000-plus-square-foot-home built in 1915 with five bedrooms and a recently added patio priced at $349,000.

All these homes are on well-kept segments of their respective neighborhoods, with much less traffic noise than one might expect given its proximity to the freeway and business amenities. The listings themselves all look nice inside with many modern upgrades.

One more price cut to mention just north of Best Avenue that could make an excellent starter home. A charming two-bedroom, two-bathroom home with just under 1,000 square feet now comes in prices just under $200,000.

Again, autumn is still a great time to be shopping the local real estate market, and money can be saved by keeping a close eye on price changes on existing listings.
