Dover Meadows home sites offer building flexibility

Get what you want out of a new home, whether you decide to build now or build later.

That flexibility is just one advantage of building in the Dover Meadows neighborhood. The first of several distinct neighborhoods you come across when entering the Dover Bay Waterfront Community at Lake Pend Oreille, Dover Meadows home sites start at just $57,900.

Buyers can bring in their own builder or choose from Dover Bay’s list of preferred builders with extensive experience working in the community.

Just 14 home sites remain available in Dover Meadows, and buyers can hang onto the property as long as they like before building. Once building begins, owners have 18 months to finish construction.

“They’re flat, level, easy-to-build on home sites that come with no maintenance worries,” said John Sletager of Dover Bay Development.

That low-maintenance lifestyle includes snow removal and lawn care/landscaping services included in its HOA fees.

Most of the sites are about a quarter of an acre in size. Site prices start at $57,900 and go up to about $67,900, depending on the location and size of the lot. The Dover Meadows HOA fees are $137/month.

Design standards also come with a great deal of flexibility, including additional exterior paint options that are exclusive to Dover Meadows. Home sizes can range between 1,200 square feet and 2,800 square feet in either single or two-story homes.

While home sites are moving quickly in Dover Meadows, the Dover Bay community has a few other neighborhoods where buyers can purchase a home, including the highly desirable Bayside North and Parkside neighborhoods. Tours of the community and more information are readily available for those interested.

The Dover Meadows neighborhood includes access to all of Dover Bay’s waterfront amenities, with the Dover Bay Marina Village just a couple blocks away and within short walking distance. The Village includes a year-round outdoor heated swimming pool and spa, a decked-out fitness center, tennis courts, market, a full-service seasonal restaurant, recreational rentals and both short-term and seasonal moorage options at the newly expanded marina on Lake Pend Oreille.

Dover Bay residents have access to more than 9 acres of beaches and parks, and 9 miles of scenic walking and biking trails within the community.

Even though there’s still snow on the ground, boaters are encouraged to reserve their summer spot at the marina now. Moorage is open to both residents and non-residents of Dover Bay. Warm weather is just around the corner.

Of course for those still happy about the snow, the ski season at nearby Schweitzer Mountain Resort continues. Located just 12 miles from the resort, Dover Bay also offers rental accommodations in the form of premium bungalows in the Dover Bay Waterfront Community, as well as luxury condominiums in downtown Sandpoint at the brand new Sandcreek Lofts, which overlook the Sandpoint Marina.
