At home with nature at Lost Creek Estates near Rathdrum

Large lots, lush trees, an extensive trail system and a year-round creek give the Lost Creek Estates development a quintessential North Idaho feel.

Located between Rathdrum and Hauser just north of Highway 53, Lost Creek Estates recently opened its third and final stage. It consists of 26 large parcels, all at least an acre in size with some reaching 2.5 acres.

Chuck Hughes, associate broker for Coldwell Banker Schneidmiller Realty, said the development consists of custom homes where buyers can bring in their choice of builders or work with one of several established partners.

“It’s a very unique subdivision,” Hughes said. “The three phases have three separate entrances that are only really connected by the trail system. It’s all wooded, and it’s a pretty convenient location between Coeur d’Alene and Spokane.”

The development includes a mix of mature firs and pines as well as intermingled pastoral meadows. The Lost Creek flows through the middle of the property, adding to a “one with nature” feel of the entire 262-acre project.

The connected hiking trail stretches three and a half miles, with a highlight being a timber-framed bridge with a picturesque view of Lost Creek. Hughes said the trail system is also an idyllic setting in the winter for cross-country skiing and snowshoeing.

Many of the home sites also tout significant environmental views of the surrounding mountains, and a lush variety of wildlife is commonplace.

Lot prices run about $135,000 to $215,000, depending on acreage size and location. All are ready for shop structures, and local utilities are stubbed and ready for home development. Buyers don’t have a time limit on when they can begin building in the development.

In addition to the new release of the final phase, Hughes said four lots remain available between the previous two phases.

Additionally, there are two homes in development and available for an all-in purchase. One is a four-bedroom, 3.5 bathroom home with 2,662 square feet and a three-car garage priced at just over $673,000. The other is a 2,178 square-foot home with three bedrooms, 2.5 bathrooms, and four-car garage priced at $597,500. Both properties also come with a 30x40 shop.

Hughes said a few more spec homes will become available in the future. Homeowners Association fees are $60/month, collected quarterly, and includes maintenance to the trail system.

For those looking to build their own home, there is a minimum size requirement of 1,800 square feet for a single-story home, and about 2,200 square feet for a multi-story home. Build time, of course dependent on your chosen builder, averages about six months.

The neighborhood is within about 15 minutes of either Spokane and Coeur d’Alene and is zoned for the Lakeland School District. To check out the neighborhood, take Highway 41 to North Idaho Road, and proceed north about a quarter mile to Roanoak Road
