Always room for new homes in central Post Falls
Just when you think it’s full, a few more new homes pop up in Post Falls.
One brand-new neighborhood boasts 11 new lots located on Mariah Drive, just off Yellowstone Avenue. The development, which you can find just west of Syringa Street and about a block north of east Horsehaven Avenue, is a prime piece of centrally-located Post Falls. The new homes line into a cul-de-sac, and a nearby park area is within walking distance.
Blue Ribbon Builders will be juicing the properties with included premium features at affordable price points, said Collin Kelley, of Tomlinson Sotheby’s International Realty, who represents Blue Ribbon in the development.
“They’re very competitive considering you get all these upgrades,” Kelley said. “There are a lot of really nice features up front.”
Home features include HardiePlank siding, higher quality floors, alder cabinets, select quartz standards and much more.
Blue Ribbon is led by Rod Hollen, an acclaimed home builder known for his “Street of Dreams” work in Liberty Lake’s Legacy Ridge. Kelley said Rod’s quality craftsmanship will be felt in the new Post Falls neighborhood while still remaining affordable.
Two spec homes are in the process of construction, both three-bedroom, two-bathroom homes with masters separated from the other two bedrooms. The 1,668-square-foot home is currently listed at $305,000. The second, a 1,540-square-foot home, will soon be listed around $292,000.

The neighborhood also comes with a big advantage for many buyers — no CC&Rs are planned for the development, a rarity for new construction.
As for existing properties in the area around Yellowstone Avenue, only a few homes are on the active market. A three-bedroom home built in 1995 with more than 1,300 square feet and on a cul-de-sac in the Singing Hills neighborhood was just listed for $249,900. A few blocks west, a 1970s built home with four bedrooms and more than 2,100 square feet is priced at $272,000. Head a little north past Poleline Avenue and you’ll find some more active listings near Syringa Park.
