Near the river in Post Falls - what it takes
Summer continues its lightning-fast pace, with Post Falls Days already over and Art on the Green weekend here before you know it.
Earlier this month, we played the “What it takes to live in Downtown Coeur d’Alene” game on the heels of its Fourth of July festivities. This week, we’re moving over to Post Falls, specifically near Q’emiln Park along the Spokane River.
If you take the Spokane Street exit off Interstate 90 and head south, you’ll find one of the more charming segments of Post Falls. It lacks the hustle and bustle of what you find just north of the freeway, and it delivers a number of recreational activities and attractions, including a Roger’s Burgers right off the exit. I don’t know if Roger’s advertises or not in this paper, but those burgers are good.
Just before the bridge sits another local favorite, Post Falls Brewing Company. And just east of Spokane Street near the water you’ll find the Red Lion Hotel and Templin’s Marina. Boats, kayaks and other fun toys are available to rent there during the summer season.
For public spaces, the two nearby parks can’t be beat — Q’emiln Park has a beach and swimming area among its amenities, and the Falls Park off Fourth Avenue provides a fishing pond, playground and a scenic walking path with awesome views of the dam and gorge on the river.
Great place to visit, but what’s it going to take to live there?
Waterfront and riverview living obviously comes at a steep price, at least for what’s currently on the market. On the south side of the riverfront, you’ve got one sprawling waterfront dream home listed around $3.5 million, while another near Q’emiln Park is offered at $1.6 million. Sticking on this side, head south a few blocks and there’s a more affordable option at $285,000, but you’re not getting a view and you’ll probably need to drive a car a whole minute down to Q’emiln.
North of the river and near Templin’s, you’ll find a four-bedroom, 2,400-square-foot home in the gated River Run community offering secondary waterfront for $649,000. You can also start from scratch and build a nearby home on an available waterfront lot listed at $650,000. There are condominium options in this area too. You can also head down there and inquire at those establishments, including the Greenview Condominiums for up-to-date information.
Head a little north in the First, Second and Third Avenue areas near Idaho Street and a couple homes in the high $200,000s become available. A three-bedroom and a four-bedroom, both in the 1,800-2,000-square-foot range, are currently active around $285,000 (one was built in the ’70s, and the other in the ’90s. Meanwhile, a brand-new three-bedroom, 2,100-plus-square-foot home is under construction on Second Avenue offered at $335,000.
