Winter is here in the Northwest. How does this affect the REAL ESTATE market?

Do houses sell in the winter? Are there buyers out looking in the winter?

A large majority of home owners that want to sell, say they will hold off until spring to sell because they don’t believe that houses sell in the winter. Is that the right thing to do? Is winter a bad time for the REAL ESTATE market? These are important questions and here are some statistics for you to throw in the mix when deciding about listing if you are on the fence about waiting.

?The Multiple Listing Service for all Kootenai County shows the following sold data for Residential with less than 2 acres:

1098 Homes sold between November 2017 to March 2018

1145 Homes sold between April 2018 to June 2018

1343 Homes sold between July 2018 to September 2018

There were only 782 active listings as of Mid January 2019, which is down 1 percent from last year.

Is winter the right time to list your home? Most certainly it is! The reason: There are fewer listings on the market, which gives your home a better chance of a buyer seeing it. If your home meets the buyers’ requirements of location and price, you will be ahead of the competition just by having it listed. A buyer is a buyer until they buy a house, no matter what time of year it is!
