Making it a home in Coeur d'Alene's midtown

In Coeur d’Alene, homes get predictably expensive as you get closer to the lake and downtown. The midtown market, however, is an intriguing alternative.

Target an area east of Fourth Avenue and both north and south of Harrison Avenue, and you find a wide spectrum of options, all within striking distance of both downtown Coeur d’Alene and convenient commuter access to Interstate 90.

Sure, some stretches of older homes here could use some care, but other pockets are rather idyllic neighborhoods populated with newer and remodeled homes with more space in-between the properties.

Will and Laura Stafford of Coldwell Banker Schneidmiller Realty, currently represent a property in one of these nicer pockets. The three-bedroom, 1,000-plus-square-foot home sits on a corner lot and was built in 2010. It’s priced at just under $230,000.

“That’s a pretty in-demand area there, as long as homes are priced right,” Will Stafford said.

Stafford said midtown in general is an active market, and that first-time homebuyers or folks looking for smaller home options especially can find good deals.

“At that price point, there are a lot of people purchasing homes more from an investment standpoint and renting them out,” Stafford said. “But we’re both seeing people who are renting right now that are wanting to buy while they still can.”

Midtown provides affordable options that appear less often downtown. For example, two other active listings on Harrison Avenue illustrate the point — a $149,000 home built in 1940 with three bedrooms and 1,200 square feet, and a nearby rancher with 900 square feet built in 2006 priced under $180,000.

Then again, on the other end of the spectrum, you can find a beautiful 2,200-plus-square-foot home built in 2008 in the area that’s priced at $385,000. It will be interesting to watch that property and how it compares with sales in the area.

In addition to nearby Interstate 90 access, the midtown area of Coeur d’Alene presents a number of local favorite shops and restaurants, and there are a number of schools close by, including Bryan Elementary, Lakes Middle School and Venture High School. You can also throw and bat the ball around at nearby Bryan Playfield.

In general, Stafford is looking forward to another year of solid growth on the North Idaho real estate front in 2019, also referencing a positive report on sales in a Jan. 12 story in The Press.
