Terra Vista, Wheelbarrow Estates, more new Post Falls construction

A couple weeks back Neighborhood of the Week ran an update on the popular Tullamore development in Post Falls. There’s also quite a bit of new construction surrounding it, with options for different tiers of buyers.

The Terra Vista development is one such pocket of development. Developed by Benway Quality Homes, the 38-lot neighborhood is currently offering its last 13 available lots. The neighborhood incorporates the Tullamore North CC&Rs while still retaining the feeling of a small subdivision.

Cody Funk of Coldwell Banker Schneidmiller Realty represents the Terra Vista development and said options start in the low $200,000s, with available models ranging from around 1,225 square feet to about 1,850. Funk said the pricing attracts all types, including first-time homebuyers as well as those looking to downsize from larger homes, but a big draw is the ability to include a 16x46 RV garage.

“What’s nice is our standard size will fit even the largest bus,” Funk said.

Premium home features include low-maintenance vinyl siding, granite countertops and more. Current build time averages about 150 days from foundation, but options are available at various stages of construction.

“We always have two spec homes being built at any time, and if we sell one we immediately start another one,” Funk said.

Another closeby subdivision nearing completion — Blue Grass Corner, a 33-lot development with homes by Termac Construction. Tim Glossglauser of Professional Realty Services represents the development and said about seven lots are still available, with a few specs up at various stages of construction.

Homes here begin larger in size and range from $350,000 to $395,000. But they also come with highly-desirable upgrades already included. RV parking and RV garages are also options, and Termac touts quality construction and fast build times.

Glossglauser also represents Termac’s next development in the area, the connecting Wheelbarrow Estates. The 34-lot subdivision will be hitting the market this week with construction set to begin immediately. Several floorplan options will be available.

These offshoots of Tullamore of course offer the same convenience and quality of living as the the successful Post Falls subdivision. Located just west of Highway 41 between Poleline and Prairie Avenues, the area provides convenient commuter access to Interstate 90, and the likes of Hayden, Rathdrum and Coeur d’Alene are all within a 10-minute drive. Parks, restaurants, essential services and schools are all closeby without the neighborhoods sacrificing its quiet, welcoming atmosphere.
