The Tullamore development in Post Falls includes a park and is close to area schools.

Tullamore and its surrounding neighborhoods serve as one of the core residential hubs in Post Falls, and new construction and affordable living opportunities continue to fuel the growth.

Located just north of Poleline Road and east of Highway 41, the area is a commuter’s bullseye. Hayden, Rathdrum and Coeur d’Alene are all within a 10-minute drive, with nearby access to Interstate 90 also serving those who cross the state line for work. The neighborhood includes a 1-acre park and is near Prairie View Elementary and Post Falls High School.

The Tullamore development has expanded with various builders, with homes of all sizes and lot amenities, including the likes of oversized garages for RVs and boats, alley houses with garages in the back of a property, classic front porches and more. For those who don’t want to manage an entire home, several rental opportunities are available in the area as well.

Let’s start with the new construction. Availability comes via Hayden Homes, which offers a few different options in the neighborhood’s seventh addition. The Hayden Homes website lists several options available for spring, with prices ranging from just under $233,000 for a three-bedroom, two-bath home with 1,235 square feet on up to around $383,000 for a four-bedroom plus den, 2.5-bathroom home with RV parking and almost 3,200 square feet.

Additionally, Hayden Homes is touting the ability to start with a home site and design the project from a selection of floor plans. Base price for this begins around $235,000.

Hayden Homes touts quality craftsmanship and strong lineup of amenities and options. A model home, located at 3664 N. Croghan Drive, is open daily noon to 5 p.m. You can also call 208-964-9090 for more information, or click on the community under the Idaho tab at www.Hayden-Homes.com. The website also offers a detailed view of the various floor plans and options, as well as their lineup of neighborhoods around North Idaho.

Residents obviously must like living in Tullamore, because the current crop of existing properties listed for sale is slim at the moment. However, you can find more new construction popping up outside Tullamore, including TerraVista, with homes offered from Benway Quality Homes. A model home will be opening soon, but you can call 208-651-9410 for more information now.

Signage also announces another new construction pocket — Wheelbarrow Estates. Get more information on that one by calling 208-502-0381. Neighborhood of the Week will circle back to both TerraVista and Wheelbarrow Estates for more information in a few weeks.

The Tullamore community also touts some premium rental options too. The Villas at Tullamore is a pet-friendly community with a clubhouse, swimming pool, 24-hour fitness center, two parking spaces per unit and all the desired in-home amenities. Options: 1-3 bedroom units with prices ranging from $960 to around $1,350. Visit the website www.VillasAtTullamore.com for availability or call 208-427-2985.

Another rental option: The Residence at Tullamore, offering 1-3 bedroom units with prices ranging from $960 to $1,255. Every apartment includes a garage at this pet-friendly community, which also includes a 24-hour fitness center. Go to www.ResidenceATTullamore.com or call 208-495-3164 for availability.

You’ll also notice signs touting a new rental complex from Whitewater Creek. Income restrictions apply, but advertising for these are touting 1-3 bedroom units priced between $646 and $899. Call 208-966-2423 or email tpmgmt@whitewatercreek.com for more information.
