Timber! And Rathdrum price-cut-a-palooza
You want new construction in the heart of Rathdrum? Then you’ve got it in Timber Landings. The Viking Homes development continues to expand south of Highway 41, directly behind Lakeland High School, with newly cleared subdivisions and homes under construction along Beechwood Street at the intersection of Flagstaff Street.
There are some nice-sized homes in this selection, including two active listings with 2,300+ square feet and 2,600 square feet, respectively. Other, smaller options are available too, with prices ranging from the mid-high $200,000s and into the low-mid $300,000s.

Now, onto the price-cut-a-palooza!
Earlier this fall, a series of articles (OK, two articles) showcased areas of Post Falls and Coeur d’Alene with recent price cuts. Even in a strong market, we see this happen to some properties in the fall. In North Idaho, listings tend to explode when temperatures warm, and some properties don’t sell as quickly as others.
A price drop doesn’t necessarily speak to the quality of the property. Some homes don’t sell because they’re a little overpriced, but many things can factor into why a property sits on the market a little longer than expected. Maybe a deal fell through for unrelated reasons, or maybe the initial listing photos didn’t do the property justice. Heck, some Realtors purposefully list a home above market level and constantly reduce prices just to grab attention on the various real estate shopping apps.
Three recent price drops can be found a few blocks west of the Highway 41 divide. A three-bedroom, one-bathroom rancher with more than 2,100 square feet dropped $5,000 earlier this week to $239,000. It’s located near Stub Myers Park and a number of in-town amenities.
A few blocks south is a four-bedroom, two-bathroom home with more than 2,100 square feet that’s about 20 years newer than the previously mentioned place. It’s $20,000 cheaper than it was last month and now priced at $319,000.
A $5,000 price drop must have worked for a smaller home a few more blocks south. The two-bedroom, two-bathroom, almost 1,300 square foot home in the 55+ community of Golden Spike Estates is now listed as pending after the price listing went down to $210,000.
From Golden Spike, head east past Highway 41 over to the Radiant Lake community. There’s a four-bedroom, three-bathroom waterfront home built in 2014 and boasting more than 3,200 square feet priced at $605,000, which is down $20,000 from its original summer listing. It’s a spiffy-looking property, for sure.
