Rare opportunities in Cd'A's desirable Bentwood Park

Bentwood Park has almost been a Neighborhood of the Week several times over the past few years. Unfortunately, every time I’m in there, nothing is for sale.

Growing up in the nearby Pine Hills area, I remember Bentwood Park mostly as an undeveloped stretch of trees north of Thomas Lane. There were bike jumps in there for a while before developers finally started making something happen around the year 2000. Now it’s a beautiful neighborhood that seemingly nobody ever wants to leave.

Looking back a few years, homes just haven’t hit the market often in Bentwood Park, but 2019 has been more active. Four listings have sold since January, at least according to Zillow and Realtor.com, but now three listings are currently active.

Bentwood Park can be found east of 15th Street between Thomas Lane and Shadduck Lane near the base of Canfield Mountain. The 6-acre Shadduck Lane Park rests at the northern edge of the development and includes an expansive playground (one of my kids’ favorites), basketball courts, a picnic shelter and a huge open green space and walking path that wraps around the entire space.

Realtor Shannon Frank of Lakeshore Realty can personally speak to the appeal of the neighborhood. She’s lived there for years.

“It’s popular because it has mature trees and Canfield at its base,” Frank said. “We have an amazing view of the mountain from our back porch.”

She also cited Shadduck Park as one of the reasons Bentwood remains popular for families.

“It’s such a great, walkable neighborhood,” Frank said.

Despite its pristine appearance, Bentwood Park remarkably has no Homeowner’s Association Fees, though there are CC&Rs in place with the standard requests. Most of the homes were built between 2000 and 2005, and nearby schools include Canfield Middle School and Coeur d’Alene High School.

Available homes include a three-bedroom, two-bathroom rancher with about 1,750 square feet priced at $365,000. A three-bedroom, three-bathroom home with almost 2,500 square feet that includes an in-ground swimming pool in the backyard is listed for just below $510,000.

Finally, the newest listing is a four-bedroom, 2.5-bathroom home with about 2,500 square feet and includes a four-car garage and gated RV parking. The 2005-built home is listed for $498,000 and has an open house today for those looking.

Prior listings this year that have since sold hovered around these prices — ranchers at the lower end and larger 2,000-plus-square-foot homes on the higher end. Realtor.com marked the median listing price of Bentwood Park at just under $470,000.
