Two quality builders tackle new Wheelbarrow Estates in Post Falls

Back in February, Neighborhood of the Week teased a couple of brand new neighborhoods in Post Falls located near the Tullamore development. One of those, Wheelbarrow Estates, is now an active and enticing new construction site at the heart of town.

Located north of Poleline Avenue and west of Highway 41 just off Cecil Road, Wheelbarrow Estates is a 34-lot subdivision under development by two exclusive builders — Termac Construction, which handled the connecting Blue Grass Corner neighborhood, and TAG Development. Both are highly respected custom home builders that emphasize quality and premium features.

Tim Grossglauser of Professional Realty Services represents the development and emphasized the neighborhood’s focus on homes with modern flourishes and in-demand amenities.

“Everything out there is fully upgraded — all the options are included,” Grossglauser said. “They are more of a fresher style. People watch something like ‘Property Brothers,’ and they want to see these modern finishes. But there aren’t many (builders) pushing that in the area and a lot of people want it.”

Grossglauser said TAG and Termac are incorporating modern finishes and exteriors — including modern-looking elevations on some of the designs, adding sharper roof angles that make them stand out from other new construction.

Builders are already constructing spec homes in Wheelbarrow Estates. Grossglauser said the development will offer spec homes throughout the build-out for those looking to move in sooner. Buyers can also choose from a variety of floorplans on any given lot in the development, including both single and two-story options. Oversized vehicle drive-through and RV garage options are also available.

Prices start around $330,000. Those interested can check out available floor plan options at www.WheelbarrowEstates.com. HOA fees will be $300/year and include common area maintenance. There are also builder lots available for those wanting to do a custom build on the property.

Aside from the quality homes, Wheelbarrow Estates boasts a prime, centralized location in Post Falls. Highway 41 is a minute away, which then swiftly connects to Prairie Avenue to the north and Interstate 90 to the south for those commuting either to Coeur d’Alene or Spokane.

New construction with that level of convenience continues to be in high demand, Grossglauser said.

“Everybody still wants that centralized location — for a lot of them it has to do with kids in school. They want to live close by,” Grossglauser said. “On the other side of it, we have a lot of retired people who want to be near all these medical facilities.”
