Neighborhood of the Week: Coeur d'Condo
There’s something about living near the heart of downtown Coeur d’Alene. It’s a vibrant hub for arts, dining, shopping and postcard-worthy public spaces. Such places can be a magnet for condominiums, which offer convenience, low-maintenance and sometimes also luxury views.
The demand for condominiums in downtown Coeur d’Alene continues to be strong, according to Rick Carr, a broker for Idaho Lifestyle Properties.
Carr recently ran a report on available downtown condominiums (which he defined as condos within walking distance of the main downtown amenities). The list shows 33 units for sale, but a closer look revealed a much smaller current availability.
“In reality, there are only seven units that are available to move into at this time out of a downtown inventory of over 200 units,” Carr said.
According to his report, the Parkside building only had two units available. McEuen Tower and Coeur d’Alene North had none available, Carr said.
There are more options on the way. One Lakeside, which is slated for completion around December 2020, has 10 of its 18 units already reserved, according to Carr’s report.
Carr also represents a new eight unit, four-story condominium building located at 727 E. Front Ave. GINNO Construction recently began site preparation for the Seven27 Condominiums, which is located just near McEuen Park, the Coeur d’Alene library and Tubbs Hill. The two penthouse units are under contract, while six units remain available, Carr said. The building is expected to be complete in August 2019.
All units at Seven27 are single level and planned to range in size from approximately 1,575 square feet to 1,730 square feet with two- and three-bedroom configurations. The open concept floorplans include large, galley-style kitchens, fireplaces, vista views and master bedroom positioning toward McEuen and Tubbs Hill. Large private outdoor balconies are also the standard here. There are underground, two-car enclosed garages for each unit.
The pet-friendly environment is expected to have HOA fees in the $450-500 per month range. Prices for the units range from $685,000 to $1,100,000.
Carr said he speaks with many potential condo buyers about the area, and demand is always high for luxury units within the “walk-to-downtown” area.
“These will be reserved in a very short period of time,” Carr said.
