Family-friendly new construction in Rathdrum's Timber Landings
New construction homes often bloom from the edges and outskirts of a community. But in Rathdrum, the Timber Meadows development offers a variety of brand new homes in the heart of town.
Located just south of Highway 41 and directly behind Lakeland High School, Timber Meadows is a collection of popular development from Viking Homes. The neighborhood’s first phase consisted of 22 completed homes. Phase two began in January of this year and consisted of 39 homes.
All homes in phase two are sold except for six homes currently on the market, according to Angie Dethloff, a real estate agent with Century 21 Beutler & Associates who represents the Viking Homes development alongside Kelly Tuntland. The six are in various stages of construction, then a planned third phase will ramp up.
“It’s a really great family neighborhood that’s super close to all the schools,” Dethloff said. Our lots are all 10,000 square feet or more, so really they’re really nice, spacious lots.”
Even with its close proximity to the main stretch of Rathdrum, the neighborhood feels cozy and self-contained.
“You feel like you’re tucked back,” Dethloff said. “You have easy access to restaurants and the schools, but it’s nice and quiet.”
Viking offers several home designs in Timber Meadows — four rancher style and four two-story home options. Viking builds spec homes in the neighborhood, but buyers typically have several design choices and selection of colors and features. The homes come with a strong base of standard features, all of which can be viewed at www.VikingHomes.com. Dethloff also touted Viking’s Design Center in Spokane Valley as a place for buyers to consider their numerous design options.
Home sizes range from just over 1,400 square feet to around 3,200 square feet — the top end being a four-bedroom, 2.5-bathroom home with an extra office space. Homes can also come with three-car garages. Prices range from $249,000 to $335,000, Dethloff said.
A four-bedroom home with 1,662 square feet and a three-car garage will be completed in mid-December and is priced just over $265,000. Another home on a corner lot with the same floor plan will be the next to complete in mid-February. It’s priced at just over $273,000.
Homeowners’ Association fees are also extremely affordable — just $96 a year.
A model home in Timber Landings located at 7042 Christine St. is open 11 a.m. to 4 p.m. Thursday through Monday.
