Fresh home sites moving fast in Sandpoint's Dover Meadows

New home sites are available with numerous building options in Dover Meadows, a neighborhood within the Dover Bay Waterfront Community near Sandpoint.

Newly released home sites in Dover Meadows are already going quick, a testament to the first impression the neighborhood makes at the entrance of the Dover Bay Waterfront Community at Lake Pend Oreille, especially during the vibrant, color-filled fall season.

This summer, Dover Bay Development released 29 new home sites in the community. After a few weeks, availability is down to 18 sites.

“They are going fast,” said Marie Garvey of Dover Bay Real Estate and Development. “They are level, flat home sites that are ready to build on, and the neighborhood covers lawn maintenance and snow removal.”

Buyers are free to utilize their own builders on the home sites, which average about a quarter acre in size each. Design standards are in place, but owners have a ton of flexibility. For example, you can paint the exterior of the homes in a variety of colors, which is exclusive to Dover Meadows vs. the other larger waterfront community neighborhoods.

If you don’t have a builder, no worries. Dover Bay has a list of excellent preferred builders and can help you connect with the best fit. Buyers can begin development at their convenience too — start building immediately or wait a year or two if you want.

Home sizes can range between 1,200 square feet and 2,800 square feet in either single or two-story form. Homeowners Association fees in the low-maintenance neighborhood are $134/month, which includes that lawn care and snow removal.

Home sites range in price between $50,000 and $65,000.

Dover Meadows is close to the Lake Pend Oreille waterfront, with the Dover Bay Marina Village just a couple blocks away and within short walking distance. In addition to its gorgeous lakeviews, the Marina Village includes a year-round outdoor heated swimming pool and spa, market, fitness center, tennis courts, a full-service seasonal restaurant, recreation rentals and seasonal and short-term moorage options in the newly expanded marina.

More than just a residential living hotspot, the Dover Bay Waterfront Community also offers the quintessential North Idaho vacation in the form of bungalow rentals on the waterfront. The fall season will linger for a few more weeks, but the Dover Bay Bungalows are also a luxurious option for the upcoming ski season. Schweitzer Mountain Resort is located just 12 miles from Dover Bay.
