Foxtail - the premium Post Falls-Cd'A connection

Developed exclusively by Architerra Homes, the Foxtail neighborhood is in the midst of robust development in northeastern Post Falls.

Located on Poleline Avenue just east of Highway 41, Foxtail offers beautiful prairie and mountain views while being perfectly situated between major services in both Coeur d’Alene and Post Falls. The second phase of the neighborhood is nearing completion with a few different options remaining, and about 20 new lots in the third phase have recently been made available.

Century 21 Beutler & Associates real estate agents Ben Greenslitt and Conor Hammons represent the Architerra Homes development. Buyers can choose from 16 different models for lots, or they can choose from a six spec home designs already under construction (two are nearing completion).

Architerra is also offering a few “fast track” developments — home lots with foundations and permits in place that can shave off as much as two months from the build time.

“The demand being what it is right now, we just wanted to eliminate as much of that time as possible,” Greenslitt said. “We like to have as much move-in ready inventory as we can.”

Base home sizes range from about 1,850 square feet to around 3,000 square feet, but Architerra has options for bonus rooms and basements in most cases if desired. Prices can range between $320,000 to $400,000 for lot and completed home, with the average price around $350,000.

“There’s a lot of things that come in our homes that are standard for us, but a lot of other builders don’t include,” Hammons said.

Architerra standards include a fully fenced yard, front yard landscaping, higher-end features and materials, including granite or quartz countertops.

In addition to base pricing, Architerra offers an all-inclusive peak series pricing option that includes popular upgrades like 8-foot doors, finished backyards, fireplaces, air conditioning and more.

While they use core base plans, Architerra also allows for thoughtful alterations.

“We will work with the clients to change things around, move a window for instance,” Greenslitt said.

Homeowner’s Association fees are $225 per year and include maintenance of shared green space. The development’s first park area is nearing completion — grass is growing well and playground equipment should be ready in a few weeks.

Architerra is currently offering low out-of-pocket costs — asking for about $2,500 earnest money barring some limitations and customization requests. Greenslitt and Hammons are also offering a free air conditioning upgrade on any ratified contract before the end of the month — a $4,300 value.

Interstate 90 access is about five minutes south on Highway 41 from Foxtail, which also takes you into a restaurant and amenities hub of Post Falls. Major stretches of Coeur d’Alene and Hayden can be reached in less than 10 minutes via the nearby Prairie Avenue.

Foxtail is one of three Architerra neighborhoods in the area. The other two are The Reserve in Post Falls and The Trails in Coeur d’Alene. Architerra builds all their floor plans in each neighborhood.

A model home in Foxtail is open 11 a.m. to 4 p.m. daily, located at 4840 E. Alopex in Post Falls.
