Stunning views define The Ridge at Cougar Bay just outside Cd'A

Marcello Conigliaro lives where he loves. He built the first home in The Ridge at Cougar Bay neighborhood for himself and his family back in 2006.

As one of the area’s top Realtors and co-owner/broker of Northwest Realty Group, Conigliaro has also been involved in much of its development — around 50 lot sales of the original 77 lots, as well as the majority of resale homes in The Ridge at Cougar Bay.

“I love it here and it has been a great place to raise my family,” Conigliaro said. “It’s a fabulous place to live and the proximity to town is extremely convenient.”

The neighborhood continues to be a hot ticket in the area, not a big surprise for an established development with such stunning views of Lake Coeur d’Alene. Several custom homes are under construction, but availability, much like the rest of the Kootenai County real estate market right now, remains tight.

There are currently just five active lot listings in The Ridge at Cougar Bay. Interior lots in The Ridge at Cougar Bay start around $200,000 when available, whereas premium lake view lots are in the $250 to 400K range. Given the locale, these lots won’t last forever, Conigliaro said.

“The views speak volumes,” he said.

Indeed. Panoramic views of Lake Coeur d’Alene and lush, secluded woods are common for properties in The Ridge at Cougar Bay. There’s that private feeling of living in the mountains, and it’s all only less than two miles from Coeur d’Alene city limits. With the neighborhood just off Highway 95, residents are just a few minutes from enjoying downtown Coeur d’Alene restaurants and resort amenities.

Roads are paved and county maintained all the way into the development. Conigliaro said amenities include a fantastic water system, natural gas, garbage service, pre-approved septic locations and high speed Internet and cable TV via Time Warner/Spectrum.

The Homeowners Association is professionally managed, with HOA fees running $180/per quarter for non-gated areas and a little more for gated communities located within the subdivision.

Design guidelines are in place that emphasize craftsman-style homes. Single-level homes require at least 2,300 square feet, while two-story homes require 2,800 square feet. Many homes in the development fall in the 3,000-4,000 square feet range, Conigliaro said.

There are currently no active residential listings in The Ridge at Cougar Bay, however, Conigliaro is listing one next week in Cougar Ridge Estates, which is a neighborhood of spectacular homes on 5-acre home sites he developed in 2007 behind The Ridge at Cougar Bay.
