A mix of it all on Corbin

A month ago Neighborhood of the Week focused on an area in central Post Falls near Quail Run Boulevard that included a mix of established homes and a pocket of new construction nestled between the existing neighborhoods.

Looking to feature something more on the western side of the River City, another area off Corbin Road, south of Seltice Way, presents an eerily similar spread. A new set of a dozen homes or so are well under construction there, with no evidence of their existence yet on the online real estate search applications.

With one side of the street featuring signs from Hope Realty and the other with TJB Real Estate Counselors, the street runs from Corbin and east into an established neighborhood. We’ll share more about it when it becomes more “official,” unless of course everything is sold by then (much like the situation with the new homes off Quail Run). A little east and you hit an established area with homes built around 2000 — the neighborhood rests fairly close to Interstate 90, but lacks significant freeway noise. Of the recent and active listings, prices have been excellent for starter-level buyers. A three-bedroom, almost 1,400-square-foot home that sits on a cul-de-sac was listed just under $215,000. A four-bedroom, almost 1,500-square-foot home nearby was also listed at near the same price. There was another home with a for-sale sign not listed online at a similar price point.

Just on the west side of Corbin Road, a now-under-contract home with four-bedrooms, almost 1,800 square feet (built in 1997) and a spacious lot was listed just under $230,000. Even more affordability lies further west of Corbin with a couple of nicely maintained apartment complexes.

The draw, of course, is the proximity to Seltice Way, which serves as a convenient and speedy mainline to Post Falls, especially on the west side. Interstate 90 access is just west via Pleasant View Road. It can occasionally get a little packed there with semi-trucks utilizing the fuel stations off the exit, but the freeway entries just a couple minutes west near Walmart, as well as the state line exit across the Spokane River remain refreshingly light on traffic.

Speaking of Spokane River access, Post Falls residents probably already know Corbin Park, which offers a particularly gorgeous and intimate view of the river. The 28-acre park presents rafting, kayaking and fishing access to the river, as well as two covered shelters and picnic areas, a volleyball court and softball field, restrooms and a revamped 18-hole disc golf course. It’s important to note, however, that the segment of Corbin Road featuring the neighborhoods discussed above doesn’t connect directly to Corbin Park. There’s no bridge over the freeway there. To reach Corbin Park, head east on Seltice to McGuire Road, cross over the freeway and head back west via Riverbend Avenue until you reconnect with Corbin Road again.

There is currently one active listing near Corbin Park on Riverbend — a 1970s-era four-bedroom, almost-2,300-square-foot home on an acre and a half, listed at $269,000.
