Idyllic 55+ living at Rathdrum's Golden Spike Estates

Easy living is an important attribute for a neighborhood designed for older residents. The 55-plus senior living community of Golden Spike Estates in Rathdrum offers the convenience and amenities that are important to its demographic, but it also offers something more.

“The biggest thing is the lifestyle,” said Lori Chissie, a Realtor with Keller Williams Realty Coeur d’Alene who is the exclusive representative in Golden Spike Estates. “There are things going on literally every single day of the month.”

Chissie said the residents of Golden Spike are especially welcoming to new arrivals. Between monthly community-wide potlucks and the numerous activities, classes and social groups, it’s easy to meet people.

“Within two weeks you can have a whole neighborhood full of friends,” she said. “We just had somebody move in last week, and there were neighbors coming over helping them unload.”

Golden Spike Estates is located just off Highway 41, heading west on Nagel in Rathdrum.

“You’re off the beaten path a little and there isn’t much traffic,” Chissie said. “But you’re also 10 minutes from Interstate 90, 35 minutes from the (Spokane) airport and about 15 minutes to Kootenai Health. Then your everyday stuff like Super 1 is close by when you need it.”

The neighborhood boasts several appealing amenities, including a recently updated 12,000-square-foot community clubhouse available at all times via resident card entry. There are billiards tables, ping pong, arts and crafts room and classes, a fully-loaded exercise room, fire pit, a barbecue area, a computer lab, horseshoe pits, a pickleball court, a nine-hole chipping green spread across 6 acres and three pet parks. Community-wide high speed internet signal is also offered to every resident.

Golden Spike’s indoor pool and jacuzzi utilizes salt water chlorination. There are water exercise programs offered five days a week, and the facility also includes a sauna, locker rooms and showers.

New construction is now finished at Golden Spike Estates, with the last homes of the 260+ development completed last fall. The homes themselves have earned accolades from the North Idaho Builders Association’s Parade of Homes events.

When homes do become available in Golden Spike, they tend to go fast. Chissie currently has three active listings. All the homes are ranchers with no steps and feature extra wide doors and hallways for potential wheelchair use.

Average homes range in the 1,200 to 1,800 square feet range, typically three-bedroom, two-bathroom homes. Prices typically start around $175,000 and go up to about $260,000, Chissie said.

The structure of home sales in Golden Spike is designed for easy living as well. Buyers pay for just the home then lease the lot on a 35-year program and avoid property tax. The lease then includes water, sewage, city streetlights and garbage pickup. It also includes the use of amenities at Golden Spike, as there are no Homeowners Association dues or any other hidden fees. Lease fees also cannot increase more than 5 percent in a given year.
