Coeur d'Alene Place - still groovin'

Everybody wants to live there, so we’ve got to talk about it.

Coeur d’Alene Place remains one of the most consistent and attractive locations in North Idaho. It checks the boxes, so to speak — newer homes, well-maintained neighborhoods, affordability, size variety, attractive green spaces… the list goes on.

The biggest draw, though, has to be schools, with Skyway Elementary, Woodland Middle School and Lake City High School all within walking distance for residents. Do kids still walk/ride bikes to school? Because it seems like I had to go a lot further than these distances when I was a kid.

Even in an active market, with prices steadily on the rise in the region, Coeur d’Alene Place remains an attainable location. Resale listings frequently pop up, and Greenstone Homes continues to offer new construction at a variety of price points.

First — the resale market. With Coeur d’Alene Place covering plenty of ground both north and south of Hanley Avenue between Ramsey and Atlas Roads, it might be more helpful to hone in on a specific area.

Take the area near Skyway Elementary and the Coeur d’Alene Soccer Park. Two homes on Canfield Avenue (less than a block from the school) are being offered in the $250-$265,000 range. The 2003-built homes offer four and five bedrooms, respectively, and range in size between 2,000 and 2,500 square feet.

Then, directly east of Skyway, a newer set of homes (2011-2012 built) start at four bedrooms and 2,000+ square feet ($335,000) and head into more than 3,000 square feet ($385,000). Higher from there, a home with almost 4,000 square feet is listed in the $500K range.

So it’s all over the place, and newer pockets and larger homes obviously fetch more money.

Onto the new construction. Greenstone Homes continues to be an active player in the community. Rob Brickett, a Realtor with Coldwell Banker Schneidmiller Realty and a project manager for Greenstone, said several homes are currently under construction, and that around 30 lots are currently available throughout their offerings.

“It’s all over the board because we’re so diverse… and it’s such a large community broken up into different prices,” Brickett said.

Several home designs are available through Greenstone, and Brickett said the range can be from the low $200,000s to the mid-$400,000s. Collections start with abundant standard features in Greenstone’s Clearwater Collection, senior targeted premium living in the Bluesky Collection, then up into the luxurious Timberline Collection of homes. Greenstone also offers its own Design Studio, located in Liberty Lake, where buyers can dive deep into hundreds of interior and exterior finishes to create their own unique living space.

Though the anticipation of a rise in interest rates will add an extra challenge of affordability for some buyers, especially first-time buyers, Brickett said Coeur d’Alene Place, and North Idaho in general, will remain active.

“I don’t see any signs that this market will slow,” Brickett said.
