New construction, strong resale in Hayden's 55+ Leisure Park

Some neighborhoods just age well. Hayden’s Leisure Park, an age 55-and-older community established in 1985, remains of the best of its kind in North Idaho.

Denise Hall of Eborall Realty has been instrumental in the maintenance and expansion of Leisure Park. She’s the longtime property manager, broker for new construction and has represented many of the neighborhood’s homes on the resale market. Her father, Alan Eborall, established the neighborhood.

“My dad had a tremendous amount of vision for this lifestyle and neighborhood,” Hall said. “It’s a nice alternative for people who want a clean, active neighborhood that is well cared for.”

What began with manufactured homes has evolved into an exclusive focus on framed home construction, with only a few of the original manufactured homes remaining in the community. Hall said the community adds an average of 8-10 new construction homes a year, though she expects Leisure Park to tentatively fill for good in about three years.

Five sold homes are under construction now, with four more ready to build soon. Of those spec homes to be built, only two are still available. Construction is handled exclusively by Eborall Construction.

New homes average in price from $270,000 to $340,000, for three-bedroom, two-bathroom single level homes ranging from 1,600 to 2,000 square feet. Two and three car garages are the standard.

“Twenty years ago three-car garages weren’t really desired,” Hall said. “As the Baby Boomers age, we’re getting that younger (feeling) person in their late 50s and early 60s. They have toys, and they want to store those things.”

Leisure Park has a temporary area for RV and boat parking, but Hall said a permanent location on the property is in the works this year.

Dedicated space for toys is just one of numerous amenities in the community targeted to the 55-and-older set. Leisure Park’s clubhouse offers activities, card games, potlucks, special events and private party space. Hall said many buyers are local, but they do get interest from out-of-staters who like to be active both within a neighborhood and the overall North Idaho community.

“We have just the right amount of social activities available without being overwhelming,” Hall said. “It’s nice to have that option, especially for kids who are relocating their parents from outside the area. They’re young and active and want to be active in their community… today’s seniors are totally redefined.”

Monthly HOA membership dues are just $60 per month, and includes road snow plowing, and maintenance of streets and common areas. One huge bonus — water usage is included in the fee, as Leisure Park has its own water system. HOA fees are consistent too — prices have only gone up $20 in its entire 30+ year run.

Homeowners are responsible for their own lawn care and snow removal, however residents can hire a trusted landscaping service for both; the same company has been handling services in the community for more than 20 years.

Hall said resale activity in Leisure Park is healthy too, adding that she’d have a couple of new listings available at the start of February. Those prices will range from $199,500 up to $245,000, she said.
