Quality homes and convenience at Rathdrum's Boekel Ranch

Rathdrum may be growing, but it’s still got enough of that small-town feel to make it an attractive option for homebuyers searching for affordability, convenience and character in North Idaho.

The Boekel Ranch neighborhood, located just off Highway 41 at E. Boekel Road, provides a nice representation of Rathdrum growing thoughtfully.

Laurel Flerchinger, a Realtor with Keller Williams Coeur d’Alene who represents a home in the neighborhood, said she’s been impressed with the quality craftsmanship of homes within the development.

“I love that neighborhood… it’s not so cookie cutter,” Flerchinger said. “All the homes look really nice and they’re all so different.”

Earliest homes in Boekel Ranch date back into the mid-2000s, though construction has been ongoing. Flerchinger’s listing, for example, was built just last year. Activity in the neighborhood has been strong, as Flerchinger cited about 11 homes sold in the subdivision in the past year.

The neighborhood is primarily single-family homes, but there’s a small collection of nice townhomes as well. Flerchinger said prices for homes have averaged $230,000 to $300,000, but cited a townhome sold recently around $167,000.

Boekel Ranch does not have an HOA, yet the neighborhood is well-maintained and backed with a sensible list of CC&Rs. This writer didn’t see any “Breaking Bad”-style RVs parked on the street.

While some still see Rathdrum as being too far away from the main stretch of Spokane-North Idaho development, the city is actually in a prime location for traveling between Coeur d’Alene, Post Falls and the Spokane Valley. Highway 41 provides a straight shot to Interstate 90 access in Post Falls (10 plus minutes). Or you can hop over to Highway 53 and cross the state line without the hassle of freeway traffic. You can also head east on Boekel to hit Hayden and Highway 95.

Boekel Ranch rests at the corner of two of those major roadways — Highway 41 and Boekel, but the neighborhood itself is tucked enough away from the traffic.

“There’s not a lot of activity — it’s pretty quiet for being so centrally located,” Flerchinger said.
