Your own grass near the overpass
Think of the time saved by the Greensferry overpass in Post Falls since it opened three years ago. It provided another much needed connection between residential areas and businesses on the north and south sides of Interstate 90.
Surely emergency response has been greatly improved, but the selfish part of me remembers how much of a slog it was to “go around” when needing to cross the interstate and head to, say, eat a pile of stuffed aebleskivers at Old European.
Living on the north side of the freeway near Greensferry is not only extremely convenient but affordable too. Just focusing on the box framed by Greensferry and Highway 41 west to east, and 16th Avenue and Mullan Avenue north to south, there are a number of existing and new construction options.
Actually, an active pocket of new construction comes just north of 16th Avenue and just east of Greensferry, with the Viking Homes-led Viking Estates (some cool signage and a nice water feature at the entrance will greet you). There are several design and size options listed, from a three-bedroom, 2,100 sq. ft. home priced around $330,000 to four-bedroom, 3,000+ sq. ft. options around $375,000.

Just nearby the Viking Estates is an active listing for a three-bedroom, 2,200-plus-square-foot home in a cul-de-sac that was built in 2009. This very spiffy property is listed at $287,000. Smaller, existing properties are available as you head closer to Mullan. You can walk to Walmart and the numerous other shopping options nearby, and you have plentiful food options in both directions, as well as Post Falls’ main corridor of health care facilities.
Near 12th Avenue in our box is a 2005-built home with four-bedrooms and just over 1,500 square feet listed just under $290,000. Another nearby home with 1,900 square feet and more than an acre of land is listed for $315,000.
If those prices and home sizes are still too rich for you, a three-bedroom, 1,100-square-foot home just off 12th Avenue and closer to Highway 41 is listed at $225,000.
And a three-bedroom townhome with more than 1,200 square feet that’s within strolling distance of Mullan is available for around $179,000. Fun fact: I lived in one of those colorful townhomes when I took my first job with The Press as the editorial clerk way, way back in 2006. I would have loved that Greensferry overpass back then.
