Photo by TYLER WILSON Several new developments are under construction near The Meadows off Chase Road in Post Falls.

A couple weeks ago this space featured North Chase Place, a new development located just off Chase Road at Grange Avenue in Post Falls. It’s just one offshoot of the nearby Meadows neighborhood.

Just across the street (Grange) from North Chase Place sits the entrance into another new development — Meadow Grove. These new properties run along Staples Road and are being developed by Monogram Homes with a focus on open floor plans and rustic-style features. A variety of floor plans are available, and some lots have shop options available to those looking for that extra storage/fun space.

Three phases are anticipated for Meadow Grove, according to the Monogram website, and plans for a community park are included in the development. Current listings in the neighborhood show new homes with prices starting in the low $300,000s and going up to about $400,000. Get more information by visiting www.MonogramBuilt.com and clicking on the neighborhoods tab, or contact Realtor Randy Cox with Coldwell Banker Schneidmiller Realty at 208-699-1424.

Another new development nearby is called Country Meadows, which is being headed by Hayden Homes. The area will offer three-car garages, extra RV parking space and shop options on some lots as well. More information about what’s happening there can be found at www.Hayden-Homes.com or by contacting Realtors Ed Stevenson and Natasha Palmer with New Home Star Idaho at 208-639-1803 or email countrymeadows@hayden-homes.com.

Meanwhile, just off Grange Road on the east side of Chase Road is a pocket of new development with basement lots available via Viking Construction. A model home and information center is located just near the development entrance at 3225 N. Woodford St., open 11 a.m. to 4 p.m. Thursday through Monday. More information: Becky Randles, 208-755-3275 or email RealtorRandles@gmail.com or visit www.VikingHomes.com.

Phew. Much of this new development offers plenty of home/lot space for a large segment of potential buyers. But if you want an even more spacious piece of property, there are options in the existing Meadows neighborhood nearby. It’s just going to cost you.

Immaculate one-acre lots are the norm here, and the houses can be huge too. One listing for just under $800,000 comes with seven bedrooms, six bathrooms and almost 7,300 square feet if you combine the main home and its 2,000-square-foot shop offshoot. Don’t need so much space? A gorgeous four-bedroom, three-bathroom home with more than 3,300 square feet comes in at just under $600,000. You get the idea. Best of all (at least for those looking for a little extra privacy while living in town), you have to scream pretty loud to get the neighbor’s attention.

There are so many options on this stretch of Post Falls for many kinds of buyers, and all within convenient striking distance of Interstate 90 and the central hub of River City activity. Plus it keeps growing. Give it a couple weeks, and there will surely be more new stuff to talk discuss there.
