Flurry of new construction at North Chase

The expansion of Post Falls continues. Several new pockets of new construction have emerged just off North Chase Road, crossing at Grange Avenue, which acts as a near midway point between Poleline Avenue and Prairie Avenue.

These new neighborhoods sit near The Meadows, a sprawling stretch of homes known for its acre lots and spacious, gorgeous homes. The latest offerings offer similar excellent quality for those looking for less square footage and an easier lawn care regime.

There are a couple different pockets to discuss in the area. This week’s focus goes to a stretch of homes called North Chase Place. When complete, it will be a modest stretch of about 20 homes, but it offers a few unique perks.

Greg Washington, an associate broker with Windermere Real Estate in Post Falls who represents the development, said the neighborhood appeals to buyers who want a truly move-in ready home.

“The homes come with a fully-fenced yard, full landscaping front and back, granite countertops, stainless steel appliances, air conditioning,” Washington said. “It’s total turnkey.”

Lot sizes are smaller on purpose (especially compared to The Meadows) in an effort to appeal to buyers who don’t want to manage as much lawn care. The homes, however, can be quite spacious and versatile if desired. Additionally, many single-level floor plans are available.

“They’re designed for those folks who are trying to avoid stairs and want all the living space on one floor,” Washington said. “They have nice finishes, nice amenities, and we try to put a large enough garage space in there for those extra toys.”

North Chase Place is being developed by three respected builders — Lawson Homes, Streamline Builders and Kylly Properties. Spec homes are planned from all, but Washington said a few lots are available for someone to build a custom home in the development. Three properties have already sold. Homeowner’s Association fees are expected to be minimal.

As for the current active listings, there’s a three-bedroom, two-bathroom home with a little more than 1,700 square feet priced at $319,000. On the other end of pricing, there’s a three-bedroom, three-bathroom home with more than 2,200 square feet listed at $349,000.

The northern edge of Post Falls provides proximity to necessary amenities. Nearby Prairie Avenue serves as a speedy sidetrack to Hayden and Coeur d’Alene, and Chase heads south into the heart of Post Falls. Prairie Golf Course is nearby, as well as schools and beautiful public parks.

North Chase Place isn’t half of what’s happening in the area for new construction.

“That’s a little hub of activity right there, and all of that has happened since the spring,” Washington said.

Later this month, Neighborhood of the Week will return to the area to focus on more, including the nearby Meadow Grove, with new construction offered by Monogram Homes that includes room for shops. We’ll also peek at some of what’s available in The Meadows and its existing offshoots.
