Hayden planning and zoning says A-OK to three requests

HAYDEN — The Hayden planning and zoning commission approved three requests at its meeting Monday, said city clerk Abbi Landis.

Dalton Gardens-based Airport Investors, LLC requested approval to create an eight-lot light industrial subdivision at the southeast corner of north Atlas Road and west Phantom Drive. The 9.4 acre lot affected by the Atlas Industrial Tracts Subdivision request is currently vacant, according to city records.

The commission also considered a request by Michael Cerillo for one 4.78 acre lot at 3694 W. Robinson Ave. to be annexed into the city and to be zoned residential (R-1). The property is situated to the south of west Robinson Road and approximately 1300 feet west of north Atlas Road. The lot lies within the Lakeland School District boundary in an unincorporated area of the county and is zoned agricultural. The Northern Lakes Fire Protection District and Hayden Area Regional Sewer Board had no objections to the annexation, according to city records.

Greg Pyle requested a special use permit for a new detached accessory building of 1,976 square feet at his 10118 N. Reed Road residential property. Pyle’s property measures approximately 1.61 acres, according to city records. City planner Marie Holladay added that the site has “approximately 107 feet of frontage on Reed Road and is currently developed with an existing residence, a two-car garage, and 3/4 acre of fenced, irrigated open space.” The proposed detached accessory building would measure 26 feet by 76 feet. It would consist of a garage for vehicle storage, household storage space, garden and lawn equipment storage, and an area for hobby woodworking.

All three requests were approved by commission members with little discussion, said Landis. Senior planner Donna Phillips said written recommendations for the Atlas Industrial Tracts subdivision and Cerillo annexation will be placed on an upcoming planning and zoning commission agenda for approval, and that the City Council will next take up the requests. A written decision for the Pyle special use permit will be placed on the next commission meeting agenda, which will complete the special use permit process, she added.
