Neighborhood names don’t always tell you anything about the look of a development. Woodlands at Frosty Pines, however, is a name that feels right.

First part — Woodlands. The gated community is a total of around 22 acres, and 50 percent of it is devoted to a nature conservatory and dedicated greenspace.

Then you have Frosty Pines, which could be open to a little interpretation, but when I think frosty, I think elevation. Woodlands at Frosty Pines sits above Coeur d’Alene — you can get there from 15th Street by turning east on Elm Street and winding up along Fernan Hill.

“The sunsets are incredible up there, and you’ll be able to see all the city lights,” said Heidi Hershly, a Realtor with Keller Williams who represents the development.

There are currently only seven lots available in the Woodlands at Frosty Pines (it’s a fun neighborhood name to write out repeatedly), with three of the lots boasting spectacular views of Lake Coeur d’Alene and Fernan Lake. The lots are platted and ready to go for water, electricity, internet and gas heating. Lot sizes range from just under 0.4 of an acre to just over 0.9 acre.

It’s some of the last untouched, pristine view new lots in Coeur d’Alene,” Hershly said.

A neighborhood garden is also planned within the dedicated greenspace, and Hershly said wildlife like elk and deer are extremely common.

Prices start at around $150,000 for lots with territorial and mountain views up to the $275,000 range for lakeview lots. Buyers can bring their own builders to the project. A little bit of inspiration is already up there with a home built by Rosenberger Construction that was featured in last year’s Parade of Homes.

Homes must be a minimum of 3,000 square feet and feature a craftsman style.

These Woodlands aren’t far from Coeur d’Alene’s major amenities. Hershly has timed several commutes — it’s 12 minutes to the hospital, less than seven minutes to downtown Coeur d’Alene, and just five minutes to the freeway.

“And there’s no freeway noise,” she said.

Beginner and mediocre golfers can also enjoy the Ponderosa Springs Par 3 Golf Course down the hill from the development.

The entrance gate to the community is open during the day, allowing interested buyers (and dreamers) to check out the area. Hopefully it will still be a few more weeks before you see anything too frosty on the pines.
