Post Falls' The Reserve in final phase of new construction homes

There’s still time to book a place to call home in The Reserve, a collection of new construction from Architerra Homes located at Greensferry Road and Bunting Lane — about halfway between Prairie Avenue and Poleline Avenue in Post Falls.

The neighborhood is in the midst of its second (final) phase with several new homes currently under construction. Twenty-two lots are still available in the subdivision according to Susie Roope of Century 21 Beutler & Associates, who represents The Reserve for Architerra alongside Jared McFarland.

“We have 20 different house plans, and we have real nice, upgraded features in all our homes. That’s what we’re all about,” Roope said.

Laminate flooring granite finishes, upper end appliances and upgraded landscaping are just some of the premium features that come with standard pricing. Home prices also include vinyl fencing.

“Architerra’s biggest strength as a builder is the buyer’s experience,” Roope said. “We try to make it all about the buyer.”

That means choices. In addition to a selection of numerous core designs, Architerra has its own in-house interior designer who works with buyers to determine a buyer’s amenities, color schemes and much more.

The Reserve is one of three Architerra neighborhoods in the area. The other two are Foxtail in Post Falls and The Trails in Coeur d’Alene. Architerra builds all of their floorplans in each neighborhood.

Starting prices come in around $270,000 for a three bedroom, 2.5 bath home Roope said the average home price at The Reserve sits in the $290,000 to $310,000 range. Homeowner’s Association fees are $225 per year.

With its proximity to Greensferry and Prairie, The Reserve is a conveniently located neighborhood for traveling in all directions. You can get to downtown Coeur d’Alene in 15 minutes, the Spokane airport in about 30 minutes or Sandpoint in about 45 minutes.

The new Greensferry Elementary School sits within the neighborhood, and spectacular mountain views can be seen nearly everywhere you look. The Reserve connects to the Fieldstone subdivision and is within walking distance of Syringa Park, which includes playground equipment, basketball and volleyball courts, walking paths, restrooms and covered picnic area.
