Hayden north by northwest - Grove and Miles Avenue

Buyers looking around Miles Avenue and Ramsey Road in Hayden will find a mix of new construction and some beautiful, established homes.

It’s here you’ll find Hayden Grove, a neighborhood that’s grown significantly since we featured it back in December 2014. The few homes currently under construction there are the last in the phase, though a couple of established homes are currently for sale.

The next phase of Hayden Grove is slated to break ground on June 1, according to Dan Carpenter of Coldwell Banker Schneidmiller Realty. Approximately 27 homes will represent the third phase, with a model home and few specs slated to begin soon. Buyers can also select a lot and work with Eagle Ridge, the builder on the new phase.

“We have lots of different floor plans to choose from, and they’re adaptable,” Carpenter said. “Buyers can meet with our designer and pick out all their own finishes. Our standard features are a lot of other people’s upgrades.”

Build time is estimated around 90 days, and home prices will start around $315,000.

Of the recent available established homes in the first phases of Hayden Grove, prices have ranged from just under $300,000 to $345,000.

Just south of Hayden Grove, across Miles Avenue sits a comfy, family-friendly pocket neighborhood, established around 2005, that’s shaped like a T and consisting of just two roads — Atwater Street and Clearview Court. One home is currently available there — a sprawling five-bedroom, four-bath house with more than 3,800 square feet. It’s one of the largest homes in the development, as it includes a basement.

Karen DeHoog, a Realtor with Century 21 Beutler & Associates, said the little neighborhood is extremely family-friendly and still consists almost entirely of the original owners. Many of the backyards in the neighborhood also face privately-owned open areas that won’t be built on in the future.

Tess Rogers, owner of the home currently available, said the neighborhood is tight-knit and free of traffic and other common subdivision distractions.

“We have the best neighbors — we all just watch out for each other,” Rogers said. “It’s just quiet and kids can ride their bikes and people can walk their dogs.”

Editor’s Note: With Hayden expanding closer to both Post Falls and Rathdrum, it only made sense for a guy who often writes about movies to sneak a cheesy film reference into a Neighborhood of the Week headline. Going with Alfred Hitchcock’s classic “North By Northwest” is certainly better than my first idea for a headline — “An American Tail — Hayden Goes West.”
