Garden District offers new condos and more

A set of new townhome-style condominiums takes advantage of the beauty and convenience of Coeur d’Alene’s Garden District.

The four new construction properties, known as The Ave, are located on Coeur d’Alene Avenue, just two blocks north of Sherman Avenue and the heart of downtown Coeur d’Alene. Other available properties in the area are historic homes, some of which have been remodeled with modern amenities.

As for The Ave, the two side-by-side townhome buildings replace a previous home that sat on the property for decades. Barbara Yeager, an associate broker with Keller Williams Realty, said development on the townhomes began after the previous owners signed off on demolishing the previous home in favor of the new development. Still, it was important that The Ave blend with the visual style of the area.

“They are very craftsman-style,” Yeager said. “The developer wanted to fit and enhance the neighborhood, not contrast with it.”

Developer Joe Schmidt began the project after he and his wife, Cindy, remodeled their house in the Fort Grounds area. They were initially looking to restore an old house in the Garden District, but the idea evolved into a condo project.

“We love the area and being able to walk downtown and enjoy everything Coeur d’Alene has to offer,” Schmidt said. “We think empty-nesters like ourselves or young professionals would love the location and convenience.”

The four units are equal in floor space with four bedrooms, two-and-a-half bathrooms, attached garages, as well as off-street parking.

Each move-in ready unit has variations in finishes, cabinet and carpet colors, as well as different styles of gas fireplaces. The upstairs master suites open onto private, covered decks. Square footage is 2,186.

The inner-two units are $415,000, and the two outer units are $424,900. Homeowners association fees are $125 per month and include landscaping and snow removal. They don’t have to be owner occupied, with vacation rental-friendly CC&Rs that call for a minimum one-week rental on the property.

The Ave isn’t the only property currently available in the Garden District. Move away from downtown and prices drop as you move north. A four-bedroom, two-bathroom home built in 1908 is located on Wallace Avenue and listed at $319,500. Another newly remodeled home on Wallace with four bedrooms and two bathrooms is listed at $393,000.

Head north a few blocks more to Garden Avenue for a three-bedroom, two-bathroom remodeled home listed at $284,900. Inch your way into midtown, say Pennsylvania Avenue for a two-bedroom, one-bathroom home listed just under $170,000.
