Orchard Lands in Coeur d'Alene touts new affordable homes

Affordable new construction in Coeur d’Alene may soon be an endangered species.

The Lake City can only get so big before encroaching into other city limits, and that time is coming soon. In the meantime, a new phase of Orchard Lands, located west of Atlas Road just north of Seltice Way, is beginning to take shape.

“These are some of the last lots in Coeur d’Alene where you can build a house for $200,000,” said Cody Funk, a Realtor for Coldwell Banker Schneidmiller Realty.

Funk represents a new set of 15 lots for home construction by Benway Quality Homes. Seven of those lots are still currently available, and three spec homes are in various stages of early development.

Benway offers 15 models to choose from in Orchard Lands, Funk said. Low price model is $199,900 for a three-bedroom, two-bathroom single level rancher style home. Laminate and granite finishes and an array of color choices and amenities are included.

On the high end of the spectrum, the in-development model home will feature four bedrooms, three bathrooms, a three-car garage with a bonus room above the garage and about 2,100 total square feet for $297,900.

Orchard Lands’ larger garages and space for RVs are some of the most attractive amenities for many homes in the development.

Regardless of the model and price point chosen, Orchard Lands has CC&Rs in place to guarantee a certain quality and aesthetic consistent to the neighborhood.

“Masonry accents, front yards are landscaped… you move into a house that the same great quality whether it’s a $200,000 home or a $300,000 home,” Funk said.

Homeowners association fees for Orchard Lands are $25 per month. Build time is about five to six months.

The neighborhood sits near the crossing of two commuter-friendly Coeur d’Alene “side roads.” Atlas remains one of the least congested north-south routes through Coeur d’Alene, and Seltice Way provides a convenient Coeur d’Alene-Post Falls route that serves as an alternative to Interstate 90. Orchard Lands is close to the Spokane River, the Kroc Community Center, Coeur d’Alene Golf Course and the Riverstone development. Lake City’s downtown tourist center is only a few minutes by car.

The south side of Orchard Lands leaves a bit more room for growth following the sale of the available lots. The developer is currently excavating the dirt in the area to have more buildable lots in the future.
