A forested paradise in Hayden's Rimrock Meadows

You know a new neighborhood has some clout when John Beutler takes you on a personal tour through the development.

Beutler, co-owner of the prominent area brokerage Century 21 Beutler & Associates, recently provided a guided walkthrough of Rimrock Meadows Estates, a private, gated community in Hayden Lake.

The neighborhood is lush with trees and wildlife — a roaming deer even tried to sneak into the background of a few promotional photos at one of two privately gated access points.

“It’s a quiet, serene forested area, and it’s close to town,” Beutler said.

That statement, while succinct, is a bit of an understatement. Rimrock Meadows, with access from both English Point Road and Lancaster Road, is quintessential North Idaho beauty. It’s only 10 minutes from the main stretch of Hayden/Coeur d’Alene, but the neighborhood has the feel of being in the wilderness.

The area is already proving to be popular with buyers. Of the current phase, 16 have already sold, with a few more pending, and reservations are already being held in another phase. The finished homes built in the neighborhood are gorgeous, North Idaho craftsman-style properties.

Buyers can bring their own builder into the fold to work with the architectural committee for design. Minimum home size is 2,200 square feet. The lots themselves are spacious, ranging from half an acre to more than 2 acres, providing plenty of opportunity to put your own stamp on the landscape. All utilities are already available in the neighborhood.

Average lot prices range from $134,000 to $165,000. Lot plus home construction total price is generally expected to be in the $500,000 to $800,000 range.

Location convenience can’t be undersold. Views of Hayden Lake can be seen while driving into the neighborhood, with water recreation, premium golf, and all the Hayden/Coeur d’Alene restaurants and amenities just a few minutes down the road. You’re out of town but close enough to everything that’s important.

While touring Rimrock Meadows, Beutler was as enthusiastic as ever about the new properties. After years of success selling real estate in North Idaho — and claiming several top-producing Century 21 office awards in the process — Beutler still looks forward to meeting with people and helping them find homes big and small.

“Everyday is just a new experience,” he said. “Putting deals together for people is what motivates me. I’ll die selling real estate. I just get energy from people.”
